22.01.2022 Flash back from a job we completed last year. We modernised this tired old red brick house in Engadine to a new simple modern look. The old roof was showing signs of stress from the heavy tiles so we straightened/repaired it and replaced it with a new metal roof. We also added white aluminium windows and rendered to complete the exterior. Inside we sanded and polished an original orange looking cypress floor and brought the timber back to life.
22.01.2022 Latest job by open water constructions. Opened up the floor plan by removing one wall and pushing another wall backwards. Not only did it open up the floor plan but made more room for this grand kitchen. Complemented by a new hardwood floor, bi-fold servery window, stacking doors and glass balustrade. 20.01.2022 Here is a recent granny flat we did in Heathcote. The kit was provided by Illawarra frames and trusses. It only took 12 days to complete from excavating/piers to lock up stage. Kit comes with - complete steel frames no timber at all. - insulated floor, walls and ceilings. - cladding and windows ... - roofing, facia, gutter and eaves. - hardwood deck. - internal plasterboard, doors and skirting. Price $79,000 to lock up. From $127,000 complete depending on finishes. Granny flats are a great idea for affordable living or looking for an rental boost on investment properties. @openwaterconstructions

20.01.2022 Another local job completed by Open Water. We were able to accomodate the clients by giving them access to the existing kitchen and bedrooms so that they could live in the house throughout the entire build. Even so they were extremely pleased with the experience and especially the outcome. Below are a few before and after photos of the job.
15.01.2022 Here are a few before and after photos of a job in Como we finished earlier this year. The site could only be accessed down a set of stairs which made access a real challenge. Despite this we still managed to remove approx 40 ton of spoil and carry all our materials onto site. It was a real pleasure to work for Damien and Sandra and we hope you are enjoying your new home. @openwaterconstructions

12.01.2022 Here are a few photos of smaller jobs we have completed. - our very popular polished concrete table with glow in the dark aggregate and recycled hardwood sleeper legs. - out door alfresco area and frameless glass balustrade. - opened up a sub floor extending the current garage. - new floor plan, hardwood southern beach floor and rear deck.
12.01.2022 Here are some photos of a recently completed deck renovation in Engadine. We extended the deck as well as the roof and ceiling to provide this lovely outdoor entertaining area. 10.01.2022 Do you want to do a project as an owner builder?? This is a job that open water have recently completed in Loftus to lock up stage. We completed all the structural aspects of the job, Windows, cladding, roof and garage. The owners then completed the interior to keep the contract price down. At Open Water Constructions we are happy to work in with the client in situations similar to this. Thanks to Greg and Donna and well done in completing the project. 10.01.2022 Opening up out dated floor plans by removing walls and creating more open spaces can really create a free flowing space without the need to extend. In these before and after photos you can see we removed structural walls and replaced them with steel beams, we went to the effort to conceal them in the ceiling space so there is no visible bulk head. With the added hardwood floor, large stacking door and relocated kitchen it it really opened up the living areas. @openwaterconstructions
07.01.2022 Before and After Pictures of a recent top floor renovation on Kingswood Road. It contains 2 bedrooms, 2 bathrooms and a parents retreat. 75 mm Styrofoam cladding was used in combination with insulation to provide a very well insulated top floor.
