21.01.2022 THOROUGH| - Whilst Routine Inspections are seen as purely to check-up on tenants, there are actually a number of reasons as agents we conduct the regular inspections & also why you should never forego the regularly scheduled inspections. 1| CHECK-IN ... It is to check on the tenants, but not as you may think. Whilst we do need to make sure the property is being maintained, we find tenants prefer to speak with us in person, leave a list of maintenance or show us things to either make sure they are doing the right thing or to explain the issue in detail. Whilst some tenants like to show us in detail any items of issue, some tenants feel they do not want to bother us/the investor with maintenance until inspection time. (Which we encourage this to NOT be the case). 2| MONITORING Did you know your House/Landlord insurance will request your most recent inspections report should there be a claim on repairs to damage whether it be accidental or intentional? Some insurers outline that your policy could be void to cover repairs to damage should the last inspection not be carried out within a certain time frame (usually reflective to the state legislative minimums/maximums). 3| PLAN With OPQ, not only are we covering the above, but we also are planning preventative maintenance. Whilst we are not qualified builders, our visual reports also include recommendations to carry out preventative maintenance to try to prevent reactive maintenance, which costs more in the long run. Items such as Gutter cleans, AC services, deck/stair maintenance etc can generally be sighted and recommended for further investigation by the relevant trades.
