There are a number of reasons why this is beneficial: 1. Less maintenance. Brand new properties have a very predictable, low holding cost from a maintenance perspective as everything is new and under warranty. History has shown that for the first seven years of the life of a property, holding costs are the low...est. 2. New property is hugely tax effective. You can claim large tax deductions from your investment property, these benefits occur every year and are highest when it is brand new. Depreciation decays rapidly in the first 12 years of ownership. The benefit of this depreciation can greatly reduce the cost of ownership. 3. Better rental returns. New properties are more desirable and higher demand than old properties. New properties are much more in demand for tenants. They offer more modern and up to date designs, facilities, finishing’s and amenities therefore tenants will pay more rent. We don’t favour older properties as they can often seem like a good deal, however, the potential for serious blow outs of maintenance and repairs can sour their taste very quickly. It’s better to buy your assets a little early than too late as they will need time to mature and grow. The goal is to accumulate as fast as safely can, with the understanding that the longer you own them, the more they will be worth in time. ... The effects of inflation and population growth in high population growth areas mean that over time, even the buying the worst property at the worst possible time could make you look like a superstar if you hold it long enough. For example, it would have been virtually impossible to buy any property 20 years ago in a major population growth area that hasn’t by now at last tripled in value. Said in another way, you should pick your property and market carefully. Do not go in blindly guessing and hope for the best. That is called Gambling.
