25.01.2022 Governments makes it easier to sign Wills during Lockdown The NSW and Qld governments have made it easier for those in isolation to sign Wills. Social distancing has made it harder to satisfy the formal requirements for signing a Will.... Usually, the Willmaker and two witnesses must be physically together to sign a Will. For those in total isolation, that is just not possible. Failing to meet the technical requirements usually means a Will is invalid or the estate faces an expensive legal action for it to be recognised. Provisions are now in place to allow Wills to be witnessed over the internet. Pacific Law can guide you through the use of the new provisions to sign your Will while travel restrictions and isolation measures are in place.



21.01.2022 GREAT NEWS HOME BUILDER GRANT EXTENDED Pacific Law are pleased to report that on 29 November 2020 the Federal Government announced that it would extend the Home Builder Grant Program from 31 December 2020 until 31 March 2021, BUT the extension comes with a few changes which include:... 1. All new Building Contracts (including substantial renovations) signed between 1 January 2021 and 31 March 2021 eligible applicants will receive a $15,000 grant (down from $25,000 for Building Contracts signed before 31 December 2020). 2. Construction commencement deadline will be extended from 3 months to 6 months for all eligible building contracts. 3. Property Price Cap for new Build contracts entered post 1 January 2021 is increased in NSW to $950,000 and VIC to $850,000. The existing Property Price Cap of $750,000 continues to apply in all other States and Territories. 4. There is an extended deadline for the submission of applications, including those applying for the current $25,000 grant as well as the new $15,000 grant. Applications can now be submitted up until 14 April 2021 (inclusive). This will apply to all eligible contracts signed on or after 4 June 2020. Other than the above changes the existing criteria for eligibility for the grant remains in place. 08.01.2022 The new Bigger, Longer and Wider Sunshine Coast Airport Runway is less than 3 months from opening So what does this mean for you and your business? With more than 200 people in attendance Thursday night, David Netherton, Derek Sky and Mia Mouland-Vail from Pacific Law heard Sunshine Coast Airport’s CEO Andrew Brodie advise the new runway will: 1. create more jobs associated with the airport. 2. lead to more convenient flights in and out of the Sunshine Coast, including more... early morning and evening flights for people conducting business in areas like Sydney and Melbourne; 3. provide easier access for people wanting to fly in directly to the Sunshine Coast from Asia and New Zealand, etc; 4. allow more direct flights into growing Asian cities, and in doings so also provide us with the ability for people to connect with flights through to Europe and USA from these countries; 5. promote better transport of freight in and out of the Sunshine Coast; The new runway is a great asset for the Sunny Coast and we should be excited by it, especially when it marries with the new terminal planned for 2022 that will include a new customer service experience to make flying even better. To support and take full advantage of this infrastructure, Andrew suggested the Sunshine Coast needs some 5 star hotels to cater for a wider variety of accommodation for visitors to the Sunshine Coast. The event was held at the RACQ LifeFlight Hangar at the airport, with the helicopter and crew networking, but at the same time being on standby to be in the air within 7 minutes. This provided a great opportunity to support the Life Flight team and learn more about LifeFlight charity. In 2019, LifeFlight helped to save 469 lives at a cost of $7 million. It is great to see the Sunshine Coast community and the business network supporting an organisation like LifeFlight. 08.01.2022 Are you looking to invest in residential property? As you will be aware, buying, selling and developing residential property is usually conducted by way of a written contract. The contracts, and processes, vary from state to state. Property contracts can be very technical, and often include important special conditions, disclosures, and attachments. ... It can be difficult, even for seasoned property investors, to work out what is important and/or relevant. Sometimes it is what is not included in the contract, but should be, that is critically important. Once a contract is executed the parties are bound by the terms. It can be difficult, if not impossible, to make changes after that. If the terms and conditions of your property transaction are not captured correctly at the time the contract is executed it may affect your rights including the right to buy, sell or develop the property; or the right to walk away from the contract in the event that the property transaction does not meet your requirements. There are many things to consider when entering a Residential Property Contract.
