25.01.2022 The less glamorous part of renos. 3500+ screws to re-fix the entire floor to eliminate any squeaks prior to new hybrid commercial floor and carpet install next week. Glutes are on but not bad for under a day. Quick sand and good to go. These OB joists are too hard for the old collared screw guns which are softwood territory, but I thought Id test my luck. One bedroom and thats about all she could handle before snapping the drive pin. Back to old fashioned muscle and some quality fixings as you cannot go past #würth #renovation

Came across it in the weekends real estate section as its a great St Kilda icon and was the highest selling property in Melbourne that weekend. A brilliant result for a great client. But theyre not just any screws! The latest ASSY SK and VG Timber Screw range from Wurth will hopefully remove the need for laborious traditional timber connectors. Not to mention the inherit dangers of using hardened coil nailers on shitty awkward angles close to the body installing strapping,triples... and so on. Also means cornice and skirting lines from not having these minor discrepancies from over engineered hoop iron at every 1.2m on walls but anyway thats a story for another day. It will be a while unfortunately until inspectors wake up to these far better performing screws and the superior pull out resistance compared to a standard triple grip. Mass timber construction is leading the way in the successful use of these and they dont seem to fall down last time I checked They dont cheap though,and nothing does on our builds and this is why. Anywhere from $0.47-2.00+ a screw which are used in conjunction with all your standard framing connections and others that are substituted where acceptable. This is a typical lineup on any of our builds... The new cheese head screws to the left are some of the best Ive used. These will be adopted for the pitched roof skewed connections The timber connect screws in the middle are the 102mm timber connects which I screw down all bottom plates to concrete which is far superior to Hilti/Ramset explosive fixings. Cheaper than your typical pin/charger combo and doesnt take that much longer. 50/70mm self drilling A2 stainless steel decking screws I always have on hand for decks,cladding,screwing jambs and anything else requiring timber to timber connections without the need for any pre-drilling Amo/Assey screws. I also have these larger washer heads to the right-these will be installed through the underside of the plates into the bottoms of the rafters. These will pull an entire length of wall plumb without fail if required. Softwood/Hardwood,these guys/girls or in undecideds are never tested. See more

10.01.2022 Ivy House Northcote Demolition completed without incident which is always great for all parties concerned especially on a busy road and tight inner city blocks with boundary to 3.6m. Clients did a great job salvaging all the lead lights and counter weights which I promised to incorporate in somehow (frames were shot), all stumps, bearers, joists, floors throughout not to mention around 4,500+ bricks to be reused for the reverse brick veneer feature walls. ... The old cellar and the extent of the concrete floors and walls used in the construction was proof and a surprise. 08.01.2022 Some quirky design inspiration from the Italians the other week. The Palermo Magic House lived up to its name. Stunning location opposite the gardens and Parliament House from its own rooftop terrace. Great place for a few bottles of The powder coated stairs were brutal under bare feet, but something different there. Double glazed UPVC windows and doors throughout did their job eliminating the hustle and bustle of the terrible Italian below. Something I wont rush bac...k to do in a hurry,talk about hectic. Openable skylights with electric blockout blinds made great use of those changes in temp to cool things down whilst the Franke white appliances in the kitchen were all class. Some people have a comprehension of scaled dimensions on paper,others would like a little more hand holding and others...well Im really not quite sure what tape measure theyre referring to how they expect rooms to magically enlarge once we reach lockup! Having been in the domestic game since 2004, one thing I have always carried with me to this day is assuming in building and carpentry will make the biggest arse out of you imaginable! Not to mention the flow on consequences. In the past I have always reverted to marking out key areas on a blank canvas, pegging out areas, walking through fresh slabs with either plates cut in or walls flicked out and by this time its more often than not too far gone in the process in order to make costly changes. You cant just rely on clients being onboard with plans...even after endorsement! This is why we have now adopted this into all our pre sale process moving forward.
