24.01.2022 - ! ... Over the last couple of weeks I have met face to face with over 80 buyers at my various listings.... There is one big theme amongst them all, 'we keep missing out when we place offers'. 22.01.2022 ? With Western Australia’s housing shortage seeing no end soon, eager eastern states buyers are snapping up homes ahead of sandgroppers. Real Estate licensed agent Paulette Contessi said family homes throughout our metropolitan suburbs and especially Western Suburbs are selling faster than the 2006/07 boom.... As stock is low, it is causing days on market to be shorter and offer prices higher than asking, said Mrs Contessi. Our WA sellers market is due to the low to almost no home transaction during the peak of the Covid crisis March to June, she said. This brought down the states total homes for sale to under 10,000 and now WA home owners can’t find their next home to buy so they are in turn not placing their own homes on the market which produces a spiralling catch-22. As a consequence, what we are finding is eastern states and newly returned ex-pats are buying up available WA homes for cash and above asking price subject-to-sale offers have no chance of competing. This is not a one-off example as my last few sales have all been sold to eastern states buyers for cash. They know they’re getting amazing value, an equivalent home 5kms from the Melbourne CBD would have sold in excess of $3 million. WA home owners need to get their homes on the market if they are going to compete with the influx of new families in WA or they are going to find themselves shut out.
