28.01.2022 PBS-Pharmacy Brokers is my business and I feel I should tell you my story. I have been in the pharmaceutical industry for many years and have enjoyed my varied sales roles. From selling products door to door to working as a BDM for a national banner to pharmacy sales manager for one of the major wholesalers. My time working with the wholesaler saw me develop skills both personally and financially which aided my progression to self-employment. In fact, I left the wholesaler to... join a partnership now known as PBS-Pharmacy Brokers. That was 18 years ago. The past 18 years have not always gone smoothly, however time has seen me develop a proven sales record in the sale of pharmacies throughout New South Wales. I have always looked at ways I can do better for my clients. One particular point I can hang my hat on is; I did it myself. I developed the skill set needed, I built my own network, I paved my progression to the professional business person I am based on honesty and integrity. I have not relied on using my position to persuade people to use my services. I do not slander my opposition; healthy opposition keeps everyone honest. Conflict of interest is a big consideration for me, that is why I focus my business on the sale of pharmacies only. I do not take income for financing buyers into pharmacies, I do not take referral fees from pharmacy banner groups, I solely work for the vendor to achieve an equitable market sale. 25.01.2022 A business broker is a specialist sales agent licensed by the individual state authorities to sell businesses. Unlike real estate agents a business broker does not value bricks and mortar; business values are derived from a combination of financial data and market conditions to determine goodwill. Many business brokers specialise in different types of businesses; which is a valuable tool. Who is a business broker's client?... The vendor/seller is the business broker's client as it’s the vendors business that is listed on the market to be sold, and the vendor pays a commission on completion of the transaction. Be aware of the business broker who also derives income from agreements with finance brokers, where commissions are paid back from directing buyers to them. Some business brokers also have in-house finance brokers, whilst this is not illegal if disclosed on the vendors agency agreement, it does cross the conflict of interest line. 23.01.2022 Seller beware. When is a contract a contract? Typically once a contract (BSA) is exchanged there are only two conditional points, the first being subject to regulatory authorities and secondly subject to assignment of the current lease. Never sign a contract subject to due diligence. The process of due diligence should always be signed off before the exchange of contracts. The question "when is a contract a contract" is simply answered, a contract with subject to due diligen...ce is not a secure contract, it hands all the power to the buyer with avenues to possible contract rescission. Therefore vendors beware, do not enter into a contract with subject to due diligence even if the offer is to good to refuse. There are always other buyers in our market willing to exchange on better commercial terms. See more

22.01.2022 PBS-Pharmacy Brokers is happy to report that we have just completed another successful sale, Optimal Pharmacy Lane Cove. The pharmacy was on and off the market for 3 years, PBS-Pharmacy Brokers stepped in and found the right buyer within 3 weeks of listing. Both parties were satisfied with the outcome, the new owner is excited at the prospect of buying her first pharmacy and looking forward to working with the Lane Cove community.

18.01.2022 As we head into the Christmas trading period we can reflect back at what was an unusual trading year. 2020 is unlike any year on record for the pharmacy industry. Incredibly the pharmacy sale market has shown resilience with many businesses transacting over the year. PBS-Pharmacy Brokers Pty Ltd saw 12 businesses settle across the COVID period with a good spike in listings and sales in September and October. Returns in the later period of the year increased which was most lik...ely due to the market awakening from its COVID slumber. Running into Christmas it is expected that the market will remain bullish with many buyers scouring the market for opportunities. We expect the next sales period to kick into gear in February 2021, however if you are keen to capitalize on abnormally high buyer interest a listing before Christmas will see you maximize your business sales value. 16.01.2022 PBS-Pharmacy Brokers has two outstanding Pharmacies on offer for sale. One is located in a major rural setting only a couple of hours to Sydney. It has a good lease, steady turnover and currently dispenses 250 scripts per day. The other business is located in the Hunter District 2 hour from Sydney. This business has a rural feel, close to all amenities. New doctors to the area 12 months ago have assisted with growth which is expected to continue. 01.01.2022 PHARMACY OWNERSHIP PLANNING Many young pharmacists decide to move into pharmacy ownership without much thought or planning. The progression into ownership is one that needs both thought and planning for you to be successful in a competitive market. There are many issues that need to be considered before you dip your toe into the market. Appoint an accountant- Your accountant should have links to the pharmacy industry as pharmacy is a unique business. You should trust your acc...ountant as he or she will be a good sounding board for many decisions you make now and in the future. Appoint a Solicitor- In pharmacy we are lucky enough to have solicitors who specialise in the field of pharmacy purchase. Try and avoid backyard solicitors who want to reinvent the wheel, this will typically end up costing you more in the long run. Know your financial capacity- Talk with your accountant or bank / finance broker to see how far your finances can stretch. This is an important piece of the purchasing puzzle; not much point offering on businesses you cannot afford. Business skills- Develop management skills where you are currently employed, get involved in the day to day running of the business. Understand how to handle staff and communicate with customers effectively. Research where to buy- Buying a business is probably one of the most expensive purchases you will ever make. It is important that you purchase a business in an area where you feel comfortable. What type of pharmacy- Pharmacies come in all shapes and size and are housed in many different locations. You need to have a clear understanding what type of pharmacy sparks you interest, medical centre, shopping centre, strip business, high street and or community focus business. Remember your first step into pharmacy ownership is a big step into financial security and your decisions now will impact on your future.
