It seems owner occupiers are now flocking back into the Sydney Real Estate market. Westpac increasing the housing loans may well put pressure on the RBA to even cut rates further. Interesting time ahead I think.
22.01.2022 This is actually a pretty good article that looks at things with a different perspective as it compares what we invest now in property as compared to what we invest in businesses. I do like this comment in particular "The top brains at the RBA reckon the rise in house prices is just a big money-go-round. Much of what is gained on the one hand is lost on the other, the Deputy Governor said recently. The main impact of higher land prices is not really to increase our national wealth, but to change the distribution of that wealth. Those of us who have been through a few property cycles can see the wisdom in this statement. It's all about the timing.

20.01.2022 Winners and Losers for quarter ending September, 2015 The vast majority of property owners who sold their home in the September 2015 quarter sold at in excess of their previous purchase price according the latest CoreLogic RP Data quarterly Pain and Gain Report. The Report found that 91.6% of properties resold for profit over the quarter with 31.4% of homes selling for more than double their purchase price. The total value of all profit was $17.3 billion with the average gros...s gain $265,605 per sale. Only 8.4% of homes resold recorded a gross loss compared with their original purchase price, down slightly from 9.2% for the June quarter. The total value of dwellings which resold at a loss over the quarter was $376.2 million. The average pain felt for these properties was $63,221. I wonder what 2016 will hold for us....

18.01.2022 Perhaps the mood is starting to shift in Sydney. This week I spoke to a client with a beautiful property in a affluent suburb who's house was passed in at auction recently. She volunteered that things have slowed and the result didn't surprise her. Worth mentioning her agent is actually a good agent, but certainly not in her area. For example (and it's definitely not all about sales) in the last 12 months this particular agent has sold 2 properties in her suburb and her offic...e 8. When you compare this to the agent I recommended who has sold 21 properties in the suburb and her office 48, you can start to see perhaps why her property did not sell. In fact it's quite common that we find the top selling agent sells up to 2 to 3 times more than the next best agent simply because they are very good with communication, professionalism and they know how to sell. The facts invariably tell the story we find if you know how and where to look .

15.01.2022 Interesting article that provides some real statistics in relation to foreign sales in Victoria, especially when 1 in every 3 sales is to an offshore buyer it seems. I think that is a bit concerning and no doubt why the market has gone up so strongly in these sought after areas in Victoria. We have seen this before with Japanese buyers on the Gold Coast, but not to this extent. The tide will always turn at some stage and Im interested to see how these overseas buyers react if and when it does. I don't see rates moving for some time, if you can hold even if the rates do increase, the rest is irrelevant. Good luck with your investments!

07.01.2022 I have been saying for some time the current market conditions in certain areas of Sydney and Melbourne are not sustainable. One thing I have noticed in 30 years of property is that when the masses are buying, its at the top or getting closer to it, when the masses are selling, its at the bottom. I can understand people cashing out now or even 6 months ago, but the bottom line is if you can hold it, even if rates go up, then its all a bit irrelevant if you want to live in the place. Nothing lasts forever and like always, timing is everything, there has certainly been a lot of money made. Good luck to all owners and investors alike, who knows, it may even keep going up for a bit longer. Got a good crystal ball handy?
