Guys... listen to your gut! I don't care if they are the "best around"... if it isn't your vibe... RUN!. I have seen more than you could imagine in my 20 years of this industry AND put up with my fair share of "" ! Don't be fooled by the "sales man", look for the REAL in the "man"/ let's be honest... also woman! There are people in this industry who, with ALL their heart, care about you, your goal, your expectations and your standards. NEVER settle for less! You get what you're available for so... be available for those that care like YOU do... they're still here and willing, they just won't dictate so loudly that you can't hear your own gut telling you to run! 18.01.2022 OMG... 20th November already!!! That's less than 6 weeks left until the 31st December deadline!!! We are currently working with clients to make sure they will be able to qualify for the grant but we're still having clients reaching out for our help now.... Here's the situation... From getting clear on what you want, to then getting your plans drawn, to then having an actual quote in your hands takes time! It usually takes months with most clients. The more the process unfolds, the more they clarify what they actually want. It's normal and important to be honest. We don't have months! Of course the team will do our best and pull out all the stops but a process is a process and there for you. If you already have plans, we can still help you. Where there's a will, there's always a way right. That said, I have been hearing that there is every chance that the 31st may be extended!!! Totally a rumour at this point and not one I would like to wait out to see BUT, if you're feeling like you have missed out/taken too long, this could be your "hail Mary"! The way we are planning for next year is to schedule our projects out. Right now, we're scheduling in those who are in the process of plans and quoting. Are you on that schedule and planning ANY reno through us? If not, make sure you reach out asap. There are things that can be done but with the climate how it is, we won't be taking on more than we know we can achieve. I would also say that those wanting 2022 renovations wouldn't be silly to reach out now also. Ps... Anyone else decided to get some Christmas cheer in their home early this year?

15.01.2022 Anyone else got one of these? It's furry, It's big,... It sleeps on the bed... on the new couch NO ONE EVER sits on ... on the kids clothes... on my lap! Often found eating, sleeping or swimming in the pool. Cleans floors... except for vegetables. Responsible for fur balls that seem to reproduce independently! ALWAYS in the middle of the kitchen when I'm cooking!!! Disclaimer... Has also been known to lick windows and steal food from the table! I've said it before, I'll say it again for those up the back, better to measure your arse off before you start than pull the trigger prematurely. Even if it takes all morning and a shit load of reverse engineering. P.S, the reception is poo on site so pictures will have to do on this job. BUT, I'll be taking you behind the scenes at the factory on Friday morning to show you live what happens before our kitchens make it to site. xx

12.01.2022 When you're looking to do a renovation in your home, you actually DO know what you want! When I head out for a design and budget consultation (they're free by the way ), many of my clients tell me they don't really know what they want. Truth is, by the time I leave, the plan we have created has actually come from them!... Sure, you might not know exactly what you want and how it all goes together but that's my job to extract and then manage anyway. What you DO know is what you don't like such as... The space and how it doesn't work. The reason you're thinking of renovating. The worries you have around the renovation. You also know your "wish list" as I call it... aka the dream cenario. You know colours you like and ones you don't. You know if you like an oven below bench or in a wall. You know if you like open plan or if you don't. You just need someone to ask you the right questions! Someone who is creating with YOUR vision in mind. The reason I do what I do, the way I do it, is so that by the time I provide you with a fixed quote... it's an accurate quote for YOUR RENOVATION! I still cringe when clients tell me other "builders" or companies just came out and and dropped a figure and then left. Me - "Did they ask you what you wanted?" "Did they walk through with you and brainstorm?" Client - "No, they just said a house like this would be $x!" Ok, so let's talk about this... We're not selling cars here! There is no base product to quote! It's not like they can say this renovation model is worth $50k while that is worth $250k! This can be done in new builds because the plans have been done with the elevations including the specs listed. From there you can add the proverbial "roof racks" or "bull bar" and that can be factored. With a reno though, each house is different. Each house has it's strengths and weaknesses. It's own set of surgery needs and potential. But each house has a personality in it too... YOU! I have renovated the same house so many times and each time, with a different end product and a different cost! If anyone throws you a figure after a 20 minute site check... RUN! Would you go see a plastic surgeon who didn't bother asking you what YOU wanted to look like after surgery? Your house = Your house! Find someone who will remember that and work with you. Not every building company is the same and not every trade is the same. You need to find one that specialises is what you're looking for. Ps... When you go looking and getting quotes, make sure you're comparing apples with apples. Do your homework on the company, ask questions, see how you feel when you're meeting with them. If you're looking to renovate before Christmas... time is ticking. Reach out for your design and budget consultation while there's still time to go through the process properly. xx

05.01.2022 Things you should know about removing a wall. Almost weekly, we have clients enquiring about having a wall or column removed. Sometimes it's because they are doing their own reno but they need help with the structural part. Other times, it's a "flow" issue and they just want to open up the floor plan allowing for more space and functionality.... Either way, it's not as simple as "How much to pull this out?" Here's the low down xx 1) We need to do a site visit and really so should anyone you inquire with. Main reason is so we can get up in the roof and see what's going on. Sometimes, it's really easy and there's nothing sitting on the top (roof side) of your wall. To be honest... rarely is this the situation. Other times, it might just be a prop adjustment where we take those almost vertical beams and pop them onto a wall that's close. That said, this can also be tricky as the props can't exceed a particular angle or they loose their integrity. This leads me to beams! 2) Don't be scared of beams. The bigger the beam, the trickier it gets. But there are so many different ways to do this. The type and size and the process for installation is what dictates the price guys. 3) I need your house plans. As builders, we need to do this through the proper avenues. If you have your house plans, we've been up and had a good look and taken pics, then it's pretty straight forward. Our architect marks the changes, the engineers approve the builders suggestions, we fill out a form and pop it all off to the local council. About 2 weeks if we fast track it and you'll be all good to get knocking. 4) Going through the proper process of council means you won't get push back if and when you go to sell the house. If you don't have plans or council can't find them, it means you need to get plans drawn. Again, this will be an extra cost to the project. 5) Do you really need to go through council? Yes BUT that's your call! It's what you're supposed to do and it's what WE do. That's all I can really say about that! 6) There is almost always a flow on effect. Floors, plastering, painting, electrical and ceilings are the usual suspects. Make sure you have thought about these in your plan and budget. 7) Ceilings. Check your ceiling heights are the same either side of your wall. It does happen where they aren't the same. No biggy but it will also require a plan and an allowance in your budget. Also, on this, in old homes, sometimes opening up a large area will show the imperfections. Over time the wood warps and twists and when you open the space and the light changes, this will become noticeable. Again, there are things we can do but always good to be forewarned. If you're wanting to pull out a wall... give us a call and we'll book you in for a site check. The actual process doesn't take very long but the planning is the key. xxx

04.01.2022 It's been announced! 25K! Ok so I see this in many different ways... Such as, is the 25k capped at that price relative to the realestate market?... And if that's the case, perhaps they could have looked at an offer for the "lower end" renos? Such as 15k for "updates"! Like just a bathroom/flooring/laundry/kitchen modification! But then, if your reno is at $150k, 25k towards that is AWESOME! Or, would allow for a further 25k of "free" upgrades! It is interesting that they are taking into account income though. At 120k as an individual or 200k as a couple, a 150k - 700k reno isn't likely unless there is a loan OR... you're above the age of 50. To be fair, most of our full house renovations OR extensions, sit at around 150k - 350k. Most of those clients, are over the age of 50! Typically, our clients have lived in the house for many years (15 - 25) and it's now time for them to make it how they have always dreamed. The second main type of client is down sizing but doesn't wish to compromise on layout and finish so we internally rebuild the house to suit. Then there are the small works clients who just want a bathroom OR kitchen OR flooring OR painting done. As far as funds go, it's 50/50 as to those who pay in cash and those who take loans. If their house has 400k equity in it, taking 250k to do an upgrade makes sense. There is still profit in the property AND they get their home the way they desire. If they're down sizing but pimping it up, cash is a likely option. Especially if they made money on the sale of their previous home. All that said, I feel for my clients, this is a nice bonus for a reno they would do anyway regardless of the market or current situation. Mainly because of where they're at in life. But I do feel that this offer might still be amended to help those who perhaps haven't been able to buy in at such earlier property prices. Also those who are under 50 and haven't been able to save or make money from a previous sale. I did see that there are many rules to this grant though. If you're ready to reno and were going to anyway... I would act now. xxx

01.01.2022 I started "on the tools" and renovated ALL our "investment" properties in ALL ways. Still have allocated "tool days" on sites now... I LOVE IT! How about you or your daughter? Perhaps a great option for next year for some of those Year 12 kids out there? Personally, I would have been a chippy just FYI

01.01.2022 I called it about a month or so ago and now it seems it's in the pipe line!!! The Government is now talking about bringing in grants for renovations! Whilst we personally haven't seen a down turn, quite the opposite actually, many other businesses and trades have. This is exciting news for everyone including our clients.... I would say, if you're planning a reno, watch this space guys. xxx
