22.01.2022 Now for my quarterly update on the local market. Confidence is still high in Mackay, although a lot of people are still cautious with their spending, so prices are only steadily increasing and primarily in the sort after, popular suburbs. Sale volumes have been high, especially since mid-August. First home buyers are still the biggest percentage of the buyers. Of the 320 homes and units sold in the Mackay Region from the 1st June till the 31st August, I only have sale prices... of 280 of them at time of writing. 110 or 39% where in the under $300,000 price range, 81 or 30% were between $300,000 - $399,999, 45 or 16% between $400,000 - $499,999, 16 or 6% were between $500,000 - $599,999, 15 or 5% between $600,000 - $699,999, 9 or 3% between $700,000 and $999,999 and only 4 or 1% between 1 Million and 1.4 Million. So, the stats show 69% of the sales were under $400,000, confirming that first home buyers are stimulating the market. See more

Over the next weeks and months, we will see stability and confidence in the market, with key policies regarding negative gearing remaining unchanged, and faith in the federal government also remaining constant. Lending restrictions are set to be eased, opening up the market to first home buyers Middle income families are looking to receive tax cut concessions increasing buying power in the middle income brackets.... 10.01.2022 Let me start by wishing you and your family a safe and happy Christmas and New Year. Wow where did the year go, come to think of it, and all the years before this one. Life is so fast fleeting these days. Now for my quarterly update on the local market. Confidence remains high in Mackay, although a lot of people are still cautious with their spending, so prices continue to only steadily increasing. Sale volumes are sound with first home buyers being the biggest percentage of... buyers. As I have to send this letter out early because of Christmas, we only have 2 months sales data instead of the usual 3 months. Of the 188 homes and units sold in the Mackay Region from the 1st September till the 31st October, I only have sale prices through for 151 of them at time of writing. 36% where in the under $300,000 price range, 31% were between $300,000 - $399,999, 22% between $400,000 - $499,999, 4% were between $500,000 - $599,999, 6% between $600,000 - $699,999, and 1 at $850,000. So, the stats show 67% of the sales were under $400,000, confirming that first home buyers are still a big part of the market. Although there was an % increase in the $300,000 399,999 and the $500,000 - $599,000 ranges from last quarters stats. 07.01.2022 Now for my update on the local market. Confidence remains sound in Mackay, with lots of work and projects still on the go. The rental market is still busy and rents are still rising. We have had good price increases over the busy Christmas transfer season which will continue till school starts. To be balanced, there has been chatter that Goonyella Coal Mine will be laying off 300 contractors and going automated but the State Government must have heard Central Qld voters last... Federal election and are making the mine locate the Control Centre in Central Qld( after taking most of our Coal Mining jobs to Brisbane a few years ago). Coal prices have eased of late but Coal is still profitable. With all this in mind, if you are thinking of selling, NOW is a good time. Lets have a quick review of last years home and unit sales for the Mackay area. The figures are: - up to $300,000 = 551 sold, $300,001 - $500,000 = 811 sales, 500,001 - $750,000 = 213 sales and over $750,001 = 53 sold. Totaling 1628 sales for 2019. 07.01.2022 This year is off to a strong start, with confidence in the local economy being high. Now for our quarterly update on the local market. Sales and open house traffic volumes continue to be good. Sales volumes are the same as last year, very sound. First home buyers are still a big part of the market, with half of them opting to build new with house and land packages. Most housing demand is under the $400,000 and I have a data base of buyers looking for properties to $250,000 w...hich are very scarce now. Sought after, close to town areas such as West and East Mackay, Ooralea, Glenella and Mt Pleasant continue to enjoy popularity and price rises, which is now extending to North Mackay suburbs. Predictions from Westpac economist who visited town recently said pretty much the same as the Domain economist a few months ago, expect steady growth over time, no big booms, which is a good thing for Mackay. One person in our Local Industry Consulting Group thinks that even though sales numbers are good, they are not at boom levels and the amount of stock available means that prices will only rise to replacement value at best then stop. There is a rumour of council having a mass 160 property auction for unpaid rates. One persons misfortune, is another persons opportunity, sad to say. There is also talk that council has put a hold on some works due to budget concerns. So thats the good and the bad news. On a positive note, due to sales, I am very much in need of properties to sell. First home buyers are still a major part of the market, getting in on the $20,000 new home grant before it changes back to $15,000 and before existing home prices rise too much. Sought after, close to town areas such as West and East Mackay, Ooralea, Glenella and Mt Pleasant continue to be popular. In the Northern Beaches, individual style hom...es are selling well also. Of the 113 homes and units sold in the Mackay 4740 area from the 1st March till the 13th June, 52 where in the under $300,000 price range, 42 where between $300,000 - $399,999, and 16 between $400,000 - $499,999, another 8 were between $500,000 - $599,999, and 4 between $600,000 - $699,999, then a big jump to a $1,310,000 sale. Confidence remains sound generally in Mackay, although January sales volumes were down. Prices are still steadily increasing with the lower end of... the market rising the most % wise. Sale volumes still reflect a high % of first home buyers. Houses under $200,000 are very slim pickings now, with the entry level price being closer to $250,000. Following is the usual 3 months stats for your market knowledge. Of the 300 homes and units sold in the Mackay Region from the 1st November till the 31st January, I only have sale prices through for 269 of them at time of writing. 42% where in the under $300,000 price range, up 6% on my last report. 28% were between $300,000 - $399,999, down 3%. 17% between $400,000 - $499,999, down 5%. 8% were between $500,000 - $599,999 which is double to my last report, 2% between $600,000 - $699,999, down 4%. 3 properties sold in the $700,000 $799,999 range and 5 properties sold between $800,000 - $1 Million. So, the stats show that 70% of the sales were under $400,000, up 3% on my last report.
