15.01.2022 18 years ago today I started the journey of owning my own business. It’s been an eventful ride to say the least. There’s been lots of unexpected events and turns that I never saw coming. Being a business owner means that you have to have resilience and be willing to change and adapt. I started out as a finance broker/financial planner and have diversified into property advocacy, teaching and mentoring. 15.01.2022 Helping first home buyers into the market can be tricky. I prefer the equity model with a limited guarantee rather than gifting the funds. There are 3 other important factors to consider; 1 Choose a property that has a better chance of capital growth (eg not a new property in outer areas) 2 Manage your budget wisely to reduce your debt asap. A bit of professional tough love that the parents love (the kids not so much!)... 3 The first time owner should save at least 5% of the purchase price. 08.01.2022 If someone asked you pay $649,000 for something worth $480,000 would you buy it? Of course you wouldnt thats crazy. So I have come across this exact scenario once again. A property spruiker has sold a property 18 months ago to another victim. It is an off the plan purchase approximately 30 klms out of Melbourne. You know the worlds most liveable city. Surely you cant go wrong!! The buyers of this property may have been told all sorts of things such as great investment ...opportunity, growth potential, have someone else pay the mortgage, wonderful incentives (extra freebies such as landscaping) etc. Property spruikers are just that. They only offer what they have to sell. Theres no justification for their claims of being a smart purchase. The reasons why these properties often come up short are due to many factors such as; Supply and demand (eg more properties than buyers/renters) Too many mouths in the trough eg Developer, selling agency, marketing agent, etc that take a cut GST on the construction These types of Investments take a long time to break even once you take into account stamp duty, fitout with furniture, landscaping etc. In many of these areas there isnt a high demand for tenants despite what the property spruiker said. They have made their commission and have moved onto the next target. So how can you avoid such a horrible mistake? Seek truly independent advice from; Your financial planner Your accountant Your property advocate Your solicitor or conveyancer If the investment company are offering all of the above then ask yourself this question?
