10.01.2022 Avon Valley Regional Update 2017 saw very few new listings and consequently sales were not as prominent as previous years. I believe the poor start to the season definitely created an impact on sales because of the uncertainty that the commencement of the season provided. Recent June rainfall has given a promising start to the 2018 season which in turn will provide a more active market. Of the areas that I service it is pleasing to see the June rainfall (BOM Figures) compari...sons from 2017 to 2018. They are as follows: Wyalkatchem 42.6mm (7.2mm) Dowerin - 41.1mm (10mm) Goomalling - 60.6mm (16mm) Northam - 45.8mm (21mm) York - 48.8mm (12.3mm) Beverley - 45.2mm (10mm) Heres hoping these rain events keep coming and both crops and pastures continue to thrive. Based on sales evidence over the last three years property values in each Shire have ranged as follows: Wyalkatchem $1360 to $1600 per arable hectare ($550 to $650 AA) Dowerin $1900 to $2200 per arable hectare ($770 to $890 AA) Goomalling $2600 to $3000 per arable hectare ($1050 to $1200 AA) Northam $4940 to $5920 per arable hectare ($2000 to $2400 AA) York $4940 to $6170 per arable hectare ($2000 to $2500 per AA) Beverley $4440 to $5430 per arable hectare ($1800 to $2200 per AA) Interest in higher rainfall areas and in particular open cropping country is always highly sought after.
