24.01.2022 WHEN IS THE RIGHT TIME TO BUY/SELL? This would probably be my number one FAQ from property investors! So, I’ll do my best to answer it for you (in 1300 characters or less ). 1 THERE’S ALWAYS LOCATIONS RIPE FOR INVESTMENT... If you’re ready to invest, look for a location that fits The Holy Grail of Property Investing (affordability, yield, and growth). 2 TIMING IS LESS IMPORTANT THAN LONGEVITY Choose an affordable property in a diverse, growing economy, and you’ll enjoy good, long-term growth (without mortgage stress that could force you to sell early). 3 YOU LOSE MONEY WHEN YOU SELL Flipping properties makes for good TV, but in real life, you lose big on stamp duty, legal fees, and commissions. 4 IT DEPENDS ON YOUR STRATEGY I aim to hold onto my properties, use the rent for income, and pass them onto my kids rather than liquidating. Others might gradually sell off properties to provide extra income for retirement. Sorry, hope you weren’t expecting a crystal ball! But there IS an important key takeaway: Focus less on timing, and more on choosing the right location, with a long-term view. We discuss the growth that is happening in real estate markets, most of them around Australia right now.... "So growth is happening. And the question we're addressing today is what are the key trends that are driving that growth...and we've identified four of them. 16.01.2022 WANT LONG-TERM TENANTS? INVEST IN REGIONAL VICTORIA! As a property investor, you want to minimise vacancies and long-term tenants. A couple of weeks between tenants is fine, but longer vacancies are common in some locations, and can really hurt your cash flow. To minimise vacancies:... Attract good tenants Invest in strong, diverse local economies Look for low vacancy rates (it means rentals are in demand) So, what kind of vacancy rates should you look for? I always recommend locations with 1-2% vacancy rates. You won’t find that kind of rate in the city, especially not in the current climate. Just check out these recent stats from reiv.com.au Metropolitan Melbourne vacancy rates were 3.2% in July 2020, increasing further to 3.7% in August Regional Victoria vacancy rates were just 1.7% in July 2020, and dropped further to 1.6% in August Want long-term tenants with very short vacancy periods? 10.01.2022 Ladies How do you tell if your partner is struggling, and what can you do? As a woman, you are a huge source of support for your partner. Every woman should know what signs to look for, how to help, and what other support is out there (so it’s not ALL on you). SIGNS HE MAY BE STRUGGLING ... 1. Job uncertainty 2. Family conflicts 3. Relationship issues 4. Financial struggles 5. Change in routine 6. Irritability 7. Increased substance use 8. Anger 9. Risk-taking behaviour 10. Poor sleep WHAT YOU CAN DO Encourage him to open up Ask him how he’s been doing - you might have to ask a few times before he opens up. Listen Ask questions, be curious and non-judgemental, and try to understand what’s going on. Be present Spend time with him doing something he enjoys (fishing, walking, gardening). Connect him with help Encourage your partner to talk to his GP and encourage him to join a support network like Saving Brothers (I’ll drop a link to the group in the comments). 01.01.2022 I wasn’t always a Buyer’s Advocate I spent over eighteen years running my own mortgage broking business. After the GFC hit (a real fun time for mortgage brokers!), I pivoted in my business to focus on real estate.... I was already very well-acquainted with the numbers side of property and knew what banks look for. And I’d already begun building my own property portfolio. So, it gave me the perfect background to find good, low-risk opportunities for investors. After a couple of years, I realised that I wanted to be more independent. The commission/sales model wasn’t right for me, and frankly, it wasn’t in my clients’ best interests either. So, I pivoted again and began serving my clients as a Buyer’s Agent. This meant: Working independently (no more commissions!) Providing a service (from sourcing to negotiating, and even overseeing renovations) Finding the best locations (which included a shift to regional) Recommending only the best properties for each client’s situation It’s been a bumpy ride, but I ended up in the right place, so I’m grateful for the journey!
