23.01.2022 Spring & Summer property selling.... This is the peak selling season, especially for families that want to settle before the start of the school year. Current ...results are not looking good in most states except Tasmania. Sales and results are down, tighter financial lending and prices dropping. This becomes a "Buyers Market". It puts pressure on sellers. If you are in that position that you need to sell, you must seriously consider your homes "PRESENTATION". Your home needs to stand out from your competition, it has to attract the right buyer group. It doesnt matter what price range you are in, all buyers have choices! The buyers need to be attracted to your home, showcasing fabulous photography, which will encourage them to want to have an inspection. It is paramount to use professional property photographers. They understand all the angles an images that should be taken, as well as the features of your home. But like all professionals, you can only work with what is available - if the home does not present well in styling/presentation, as great as any photography may be, your attraction to the right buyers possibly will fail. This will impact on your sales results. Seriously consider using a "Property Stager/Stylist". You must choose wisely and discuss with your real estate agent choices. Your agent knows the market, sales results, what buyers are looking for and what the competition is. Obtain a few quotes from different Property Stagers and be careful of the cheapest. View their styles and sales history. Property styling is very common in house sales and therefore you do not want the same "look" that a Property Stylist may use for every property. A good stylist will understand your home and who, what the buyers are looking for. They need to understand the basics such as: space/flow/light/furniture and accessories to suit. They need know how to add interest and warmth to rooms that make the buyers connect. The right styling is essential in the current market just like photography and floor plans, which are now all part of your marketing package. Nobody likes cleaning, and if you are not in the position to hire a professional cleaning company to scrub your home spotless prior to your sales campaign, you are going to have to get very busy because this is arguably one of the most important (and demanding) parts of presenting your home for sale. Aside from the general heavy duty cleaning necessary some important cleaning tasks to remember: *Make sure all grout in tiles or on benchtops is spra...yed with bleach or other grout cleaners. *Make sure all windows and mirrors are immaculately clean white vinegar is an affordable cleaning alternative for this task. *Ensure that all blinds are dusted and washed / wiped. Clean all external gutters and pressure spray any hard surfaces. *If your walls are not in great condition, it will bring down the clean feel of the whole house so get out the cloths and wash down those walls! Storage boxes are affordable. You can collect supermarket boxes for free, or purchase extra large plastic tubs with lids. This is where sourcing advice can make all the difference - someone who is not emotionally attached to your house and personal belongings.
