19.01.2022 When you receive an email with an account number for payment, do you ring the sender to confirm account details. It is now common practice that all account details need to be verbally confirmed. Fraud is a real issue. Don’t take the risk. It could be on you the sender to repay any money sent.

14.01.2022 What is the difference between an unconditional exchange and a conditional exchange (or exchange under a cooling off period)? An unconditional exchange means that on payment of the 10% deposit, the signing of the contract and providing a section 66w certificate (provided by a solicitor or coveyancer) you are immediately locked into the contract. Exchange under a cooling off period usually means you have 5 days to pull out of the contract after exchange if you decide not to pr...oceed and if you decide to proceed after the 5 days you are also locked into the contract. There are also other way exechange happens without a cooling off period so it is important to get the correct legal advice before signing anything. Some vendors will accept exchange either way, others will not. Seek advice before proceeding and before signing any contract.
