13.01.2022 Today is Checklist Day! I love a good checklist and there are so many uses. What do you use a checklist for?... If your looking buy a home why not create a Home Buying Checklist? When finding the right home for you and your budget. Start with thinking about your dream home. Is it an Apartment, close to the City? Or on a huge block of Land with plenty of room for the children to run around? Has 3 bedrooms or 4? Create a home buying checklist of the features you need and want. This will help you decide what features you don't want to sacrifice and which may want to add later. Think about features that add value or that are hard to add later such as air conditioning. It will add value but if not already installed it could be hard to do later. On the other hand features like a swimming pool doesn't always add value or patio is easy to install later. So remember no home is perfect, you will need to compromise. Creating a checklist, understanding what's most important to you, what you can live without and what adds value will make finding the right home easier. 02.01.2022 It's that time of year again, the holiday season is upon us and the rush in finalising settlements prior to Christmas is here. The trend is for settlement matters to increase exponentially leading up to the holidays and a push for settlements to go through before Christmas. What many buyers and sellers do not realise is the impact the holiday period as on the critical dates in their contracts. Here are 5 tips to look out for and keep in mind for smooth property settlements th...is time of year: 1. It's not uncommon for settlement agencies to close for a period of time over the Xmas and New year period. So when choosing your settlement agent make sure you find out if they will available over the Xmas period. 2. If your going away over Christmas, be sure to let your settlement agent know and give them plenty of notice. Your settlement agent can make sure any necessary paperwork is signed before you go and make sure any other important tasks are taken care of. 3. Everyone wants their settlement to go through before Xmas or the new year. This puts increased pressure on Banks as they often need to deal with a huge influx of mortgage applications and release requests and therefore can increase processing times. 4. It is important you meet any conditions you need to satisfy on the contract by the due date otherwise it may result in the contract being terminated or the benefit of the condition being waived. If a date falls on a public holiday, in accordance with the Joint Forms of General Conditions, it will automatically pass to the next business day. For example in 2020 if Finance was due 25 December it would then be due Tuesday 29th December as the 25th and 28th December are public holidays. 5. Return ALL paperwork such settlement documents, mortgage documents, discharge authority requests etc. promptly and don't forget to allow for postage delays with more people posting cards and gifts over Xmas.
