23.01.2022 How to be a Super Leasing Consultant and get it rented! Its about ASKING THE RIGHT QUESTIONS 1. Be professional, respectful and courteous... 2. Be on time and organised 3. Know your stock - pets allowed, furnished, term of lease, special terms etc 4. Know your legislation 5. Genuinely care - what kind of property do they really want and or need. This property may not suit them, then refer them to another one. 6. Have empathy for their circumstances 7. Create trust/rapport 8. Engage in conversation 9. Ask open ended questions 10. Uncover any objections 11. Try to overcome objections - solve the problems or provide solutions 12. Thermometer in - ask how they feel about the property 13. Ask for the order 14. Tenants are gold HOW TO CONVERT A LEASING INSPECTION ASKING THE RIGHT QUESTIONS 1. Have you seen many properties? 2. When do you need a property by? 3. How many of you are there that will be renting. 4. How does this compare to what you have seen so far? 5. Discuss the and see if you can either overcome them or solve the problem 6. ie; If a tenant says the 2 bedroom is too small, ask what size bed they have and or what kind of furniture do they need to fit. Do they have a desk ( if so, can we find another space for the desk). See Overcoming Objections module. 7. Get them to enter into discussion about your solutions to see if they are in agreement 8. Do they have any more properties to look at 9. If they are interested in the property, see if you can get them to put an application in today, maybe by highlighting the interest received so far in the property 10. Make it easy to do business with your agency. Have applications ready, encourage use of 1Form 11. Explain the application process 12. Hand hold them through the entire process 13. If they are not interested in this property, then see what other properties you might have that would be suitable and get them registered to inspect 14. Assure them that your Agency will look after them well

In October its snake breeding season, and that means males are very active, according to N&S Snake Catchers. Right now you will find lots of snakes in Ipswich, Brisbane, Logan and surrounds because males are trying to find females. Thats why you will find not one, but two If you see a snake, you need to talk with a professional snake catcher to remove it as fast as possible.

21.01.2022 10 Top Reasons to Terminate a Management 1. The property is unsafe. Dont be afraid to terminate an owner if he will not spend money on rectifying a safety hazard or a potential risk. The No Win, No Fee lawyers continue to circle our environment waiting for their next potential client. Its not worth the pain.... 2. The property poses a health risk One of the major potential health risk in our properties would have to be MOULD. And it is difficult to manage. If the problem cannot be solved, then terminate the property. 3. The owner will not fix maintenance In todays world of litigation, this is just no longer acceptable. The court rooms are filled with cases where the Property Manager/Owner will not keep the property in good condition and fit to live in. 4. The owner will not spend money We have all had experience with an owner who is not prepared to spend money on maintaining or uplifting his property. An investment property is exactly that, an investment and needs to be fueled to sustain its return. The better the property, the better the Resident and the less work for the Property Manager. 5. The owner refuses to adhere to the legislation Whether it be discrimination, grounds for entry to the premises or disregarding the legislation surrounding the sale of a property, the legislation is there to protect you but only if you adhere to it. 6. The owner is intimidating I have seen too many property managers say yes to an owner because they are scared to say no. Remember that we are the expert in our industry and knowledge has power. Stay informed, keep educated and know your legislation. This will give you the courage to say no. 7. The owner has no Landlord Protection Insurance. Its called Peace of Mind, both for you as the property manager and the owner/client if something goes wrong. For less than one weeks rent, its a must in todays environment. 8. The owner does his own maintenance With all the legislation surrounding our industry, I believe that this poses one of our greatest risk exposures, insurances, licences and qualifications, not to mention that it puts the owner directly in contact with a tenant. Not on. 9. The return is too low. Every property should have a minimum return to the Agency and be monitored as a KPI on a regular basis. At least know your break even point on managing a property. 10. The 80 20 Rule Every year you should make a list of the Top 10 properties you would like to terminate and the reasons why. Mostly these are the properties/owners who you spend 80% of your time with and who are costing you money. Wouldnt you rather be spending time managing the properties who make you more money??

15.01.2022 A Property Managers Christmas Wish All I want is some peace and this mess to end. I wish my arrears would tally and finally mend.... Last minute lease renewals will land on my desk And portal their way through the rest of my mess. Oh, Santa what Id give for a day with no complaints, From tenants and owners, who think theyre just saints. And can you plug up the maintenance with nothing remaining, So I can shut up the tenants from their incessant complaining. And, can we fire my top 10 owners who hate spending money, So my days can be filled with more sunshine and honey. Can you make my days shorter instead of me leaving late? And let my Principal know that it not he that I hate, Its the job that I do, you see, this thankless and tiring role That no one ever appreciates and its taking its toll. Did I mention I would like a pay rise for the work that I do? For no one could do, the things I must do. But excuse me, I forget its Christmas, so, can we start over again I WISH That I will be grateful for being given a job where I get paid, Where so many others are without and often afraid. I am grateful to my owners who provide tenants with homes To rent and reside and come to call their own. I will welcome the call about the leaking bath tap Because it provides income to our Tradies who always fill the gap. To my team mates, I will thank for their support and their love And for my ability to be able to go beyond and above. I wish for a world where we can all respect and honour each other, for our time, together is not long, so its needs to matter. 15.01.2022 10 Tips to get the most from a Pre-vacate 1. Property Manager to contact tenant and confirm vacate date. 2. PM goes through the steps in relation to being sent vacate information, including what will happen with respect to re-letting the property. 3. PM explains the reasons why they would like to facilitate a Pre-Vacate with the tenant, emphasising the benefit of ensuring a speedy bond refund. 4. PM makes a suitable time to visit the property, ensuring tenant is present. PM t...akes entry condition report and Vacate information, including bond refund form (which will need to be completed) that specifies forwarding address, preferred tradespeople and their contact details. A Moving Home checklist and departing gift should also be presented. 5. PM goes through the property referring to the entry condition report and points out any potential issues that may differ, offering assistance and advice on how to ensure the property is brought back to the same condition in which it was given to them, barring fair wear and tear. 6. PM reinforces the benefits of utilising the Agencies Preferred Cleaners/Tradespersons with emphasis on the end result, a speedy bond refund. 7. PM reports to the owner about the condition of the property and the proactive steps taken towards giving the property back in the same condition as it was received by the current tenant. 8. PM is able to suggest prior to the tenant vacating, any maintenance or improvements that should be done before the start of a new tenancy, making it easier for a re-rent and improving the value of the property 9. PM maintains contact with the outgoing tenant up until vacate date to ensure everything is on track for the propertys handover. 10. PM performs an outstanding Exit Condition Report on the property, issuing a full bond refund within 48 hours to the tenant. 5 Expected results: 1. Excellent ongoing relationship maintained between Agency and outgoing tenant, who then endorse the Agency for their wonderfully efficient service. 2. Property released in record time and higher rent achieved due to outstanding presentation, no maintenance issues and improvements made to the property. 3. Owner impressed and gives the Agency another property to manage due to their efficient handling of the current property, which has generated extra capital value and higher rental return. 4. "Please note that I will be paying $380.00 each Friday and I do not like text messages saying that Im in arrears as I will disregard - I do not have any other money to pull out of f..... knows where. Either like it, lump it or you wont get paid.... Ive been in this house for 25 years, the f.... Selling Agent said they were going to get an investor to buy the property buy they f.... lied - . I got so much f...... junk to move out in this f........ heat and Ive got to find a f....... house at f........ top $$$$s, so everybody can go get f........"
