22.01.2022 We had a very informative evening at our latest Seminar on Land Tax on Tuesday 29 October 2019. Our guest speakers were Michael De Marco and Lauren Howard from the Land Tax Division of the Office of State Revenue, Queensland Treasury. POAQ thanks Michael and Lauren for their excellent presentation.... Members can access the presentation notes on our website.

22.01.2022 A fair society is one that helps people in their hour of need and protects investments for those who have made sacrifices to get ahead. The Premier is abusing t...he COVID-19 emergency we are in by enacting extremely unfair tenancy laws. Its vital tenants who have been economically impacted by COVID-19 be given a safety net not to be evicted. I dont think its too much to ask though that a threshold be set (in NSW its a 25% reduction in income) and that documentation be produced showing this impact. Its also beyond belief that at the end of a lease, a tenant will be guaranteed to stay in a property even if the owner wants to use it for one of their own family members doing it tough. We cant expect mum and dad investors to carry the can alone. Watch my contribution overnight on Sky News with Peter Gleeson. See more

22.01.2022 Have you ever wanted to install solar on your rental property but thought it wasnt worth the investment? Do you want to increase the value of your rental property and receive higher rental returns? The Queensland Governments Solar for rentals trial is offering around 1,000 rebates of up to $3,500 for landlords to install solar systems on their rental properties in the Bundaberg, Gladstone and Townsville local government areas.... This unique opportunity enables landlords and tenants to share the value of installing a solar PV system. You and your tenant both need to agree to be part of the trial and sign a new lease of at least 12 months with a fair rent increase. In return, your tenant will be able to either use the solar power or sell it back to the grid to reduce their electricity costs. Houses, townhouses or duplexes currently rented for $350 or less per week are eligible. To find out more about the trial, check your eligibility and use the solar for rentals calculator to see how you could benefit - visit www.qld.gov.au/solar-for-rentals

21.01.2022 Smoke alarm laws what you need to know in Queensland As we approach the due date to comply with Smoke Alarm legislation in Queensland, we remind our members to check they meet the requirements. 18.01.2022 It's important during this health crisis we get the balance right when supporting our most vulnerable. Unfortunately, the Palaszczuk Labor Government has introd...uced the most unfair system in the nation which will lead to a breakdown in relationships between tenants and property owners and completely overwhelm the Residential Tenancies Authority. It's not fair that mum and dad property owners have to cop the brunt of the financial pain they will be dealt under Labor's response to coronavirus. Many of these people are struggling themselves. Property rights have been thrown out the window. Just to give you some background - Labor's Renter Protection Package means tenants won't have to give information about financial hardship, there could be an automatic right to a 6-month tenancy agreement extension if the agreement was due to expire within the initial freeze period and the Queensland Government is the only one that is introducing rent waivers, where the owner just has to cop it. Property owners cant be left shouldering the pandemic fallout alone.

15.01.2022 THANK YOU QUEENSLAND! Campaign Update as of Friday 17 April 2020 Your support of the REIQs Everyone Matters in Real Estate campaign for more balance and fairness in our property market has been heard.... Hundreds of thousands of Australians have not just heard our case, but acted to send a clear message to the Queensland Government that were all in this together and both tenants and property owners need their support. Yesterday, the Queensland Government reached out to The REIQ to collaborate on a package that ensures protections for everyone. With regard to our sought-after amendments, the outcomes are as follows: Rent payments and unpaid rent: Property owners and tenants can now agree on the terms of reduced rent and deferred repayment requirements. Financial hardship requirements: The combined income of tenant/s must have reduced by more than 25% as a direct result of COVID-19 or where the rent amount exceeds 30% of income/s and tenant/s cannot afford to pay the rent. Substantiation of financial hardship: Tenants must provide the same level of proof of income as is required at the start of the tenancy to seek a rent reduction. Entry requirements: The Government will provide clear guidance to ensure access for essential repairs and maintenance, the sale of a property and virtual inspections. Break lease: To qualify for the Governments break lease provisions, tenant/s must be in severe financial hardship which is defined as a 75% reduction in combined tenant/s income and have less than $5,000 in savings. Extension of a tenancy: A fixed term tenancy will be automatically extended to 30 September 2020 unless agreed otherwise. On behalf of a united Queensland real estate sector we thank you for your support. We also thank the Palaszczuk Government for engaging with us as well as the Opposition for their support. Above it all, its a win for everyone property owners and tenants because everyone matters in real estate.

05.01.2022 The Palaszczuk government is about to introduce new laws to deal with COVID 19 in the private rental industry. They are far reaching changes as explained in this article, which can seriously damage the property and rental economy in QLD. They have forgotten that the majority of QLD Landlords are mum and dad investors , which have been expected to take on the full financial burden of COVID 19. If you want to have a say, please go to the REIQ everyone matters page to use their pre prepared template to send to our premier. They have a dedicated web page and campaign against these significant changes. https://www.reiq.com/everyonematters/ Please do so before parliament sits on Wednesday 22 April, which is in 7 days.

05.01.2022 The REIQ is hosting an event tomorrow for tenants, property owners and real estate professionals to have their say on the State Government's proposed rental reforms. POAQ representives will be at this event. Tenants, landlords and property managers can access full coverage of the event by tuning into the REIQ's Facebook live stream. Streaming will occur from 10-11am Tuesday 17 December 2019, on the REIQ Facebook page.
