19.01.2022 Podular Bathrooms and Kitchens Saving time through offsite automation means higher project yields, especially for construction of wet areas such as bathrooms. At first glance the capital cost of Podular bathrooms may appear on par when compared to a traditional site build solution. However from a total budget impact prospective there are savings in time, insurance premiums for site staff and contractors, health & safety issues, storage costs of materials, theft of material...s, site congestion due to large amounts of unfixed materials on site, ongoing site supervision and IR issues revolving around a congested work site. Most importantly, the cost of finance is a significant factor when presales could have been executed instead of waiting for the wet trades to complete their tasks. Overall on our own development projects where we have implemented the bathroom Pods, we have demonstrated a cost savings of approximately 30% actual and up to 51% inclusive of costs. Time Savings. Typically on a 9 storey building of 60-80 units, the fit out runs 12 weeks past the completion of the structure. If a project started in February, the structure would be complete by end of November. But the fit out would not be complete until the end of February the following year. We use a JIT (Just In Time) principal for installation of the Pods to the structure. Upon sign off of design including floor plans, elevations, plumbing and electrical works, Podular then construct the prototype for approval and/or modification. Once client approval is finalised, construction commences. Quality assurance and client sign off is followed by the Pod being shrink wrapped and stored until the Pod is ready for installation. The pods are numbered and coded to allow for easy recognition. The Pods are usually completed and ready for installation BEFORE the superstructure is finished.
