20.01.2022 Wow...I looked at the first unrenovated Waverley semi for a client and the price guide was $2m. It ended up selling for $2.671m, which we felt was fully priced. So it was crazy to see the second semi sold for $3.322m six weeks later! The Sydney property market is currently moving at a very fast rate and with low interest rates and limited properties available it seems this will continue. Ive loved helping so many different people and making a difference in their lives. A row of 10 terraces in Surry Hills, sold at auction on Wednesday for $20.4m. 7-25 Nobbs St Surry Hills is a very interesting development site and even though $20.4m was well above the reserve, it worked out at $2.04m per terrace. This is reasonable for a 4 bed terrace with parking on 171 sqm in a premium part of Surry Hills and still leaves a lot of upside for the developer. Ther...e are only a few of these opportunities left in Sydney where the properties have not been subdivided. In a lovely twist, the proceeds from this sale, along with another row of terraces in Camperdown that sold for $9.7m, will all be donated to charity.

11.01.2022 NSW Government Proposes Making Stamp Duty Optional The NSW government is thinking creatively and proposing a revamp of NSW’s stamp duty system. At this stage, changes would come into affect in the second half of 2021. It’s proposed that you would have the option of either paying stamp duty or paying an annual land tax. This will definitely help first home-buyers get into the property market. Details are still very light so this will be an area that property investors will watch closely as it evolves.
