25.01.2022 It’s never easy being a good property manager



22.01.2022 We have been having difficulties with our phone service particularly at the start of business each day. When our office number is called the caller receives an engaged signal and the call is not transferred to our mail box. We have been informed that the problem is due to congestion on the internet and we cannot do anything to fix that. Our office is still open 9 am to 5 pm and the best way to contact us if the phone is not working, is to email [email protected] or call Jade o...n 0408 712 291. We have re configured our classroom to enable social distancing to be maintained and at this time plan to continue running face to face classes. 21.01.2022 Regarding the evolving novel coronavirus (COVID-19) situation, we felt it prudent to let you know of the precautions we are taking in respect of our upcoming classes. The health and safety of our students and staff is our top priority and we have taken sensible precautions to reduce any risk. ... While the overall risk in Australia of contracting the virus in the community remains low, the situation is evolving daily and we are monitoring reports and guidance of the World Health Organisation (www.who.int ), the Australian Government Department of Health (www.hea.th.gov.au ) and the National VET Regulator (www.asqa.gov.au ) who are providing regular updates and advice. We are taking extra precautions in our training rooms including additional cleaning and sanitising, provision of hand sanitiser, posting fact sheets and contamination reduction steps and reinforcing hygiene practices within the class rooms. Any students who feel unwell before or during classes are asked to notify one of our staff members then promptly seek medical advice. If you receive a positive diagnosis please report this to PRET immediately so we can take appropriate action and advise all persons with whom you had contact. Any students who are concerned about exposure are welcome to contact us and discuss alternative options. This could include postponement to a future date or a change to online study mode at no additional cost. For now, all of our scheduled classes will continue. 12.01.2022 Australian housing markets certainly built momentum towards the end of 2020, leading to a strong start to 2021! I am very glad to see many of my students posting about their first sales in 2021 as early as New Year's Day and on the beach! While market activities plummeted by -40% in March & April last year due to COVID lock downs, Australian real estate agents finished 2020 with almost 8% more sales than a year ago, as buyer numbers surged through the second half of the year.... Brisbane index results as at 31 December 2020 according to Corelogic showed median value of $521,585 and annual increase of 3.6%. Which is ahead of Sydney's 2.7% annual growth and Melbourne's 1.3% annual fall in 2020. I hired a motorhome with my family and traveled North to Cairns during Christmas break, visited many regional towns. Regional areas of Queensland saw housing market conditions surge, outperforming Brisbane with a 6.9% growth in 2020. While many restaurants did close down permanently due to COVID, those who survived were very busy especially with local Queensland tourists having no where to go for holidays. At the end of 2020, we have 21% less properties available for sale than at the end of 2019, meaning low advertised stock levels reflecting rapid rate of absorption. I have read that Pete Wargent of Next Level Wealth is predicting 8% to 12% price increases for Sydney and Melbourne in 2021 while Brisbane will see 6% to 10% or more growth. I actually believe that Brisbane should continue to outperform the Southern Capitals with our management of COVID and attraction to those wanting to move away from Sydney and Melbourne. PRET Australia is planning to give our graduate sales agents with more recognition of sales achievements in 2021, so happy selling everybody and we will soon announce more about the PRET Australia Awards Night 2021 and accept nominations! 10.01.2022 Virtual Classes We have completed our second virtual class offering both the salesperson registration certificate course and the real estate agent licence course. Despite issues surrounding the internet service we received very positive feedback from our students. Karen, our trainer, excelled under very trying conditions and we thank her for her ongoing support and commitment. A couple of comments from the students: 1.Thank you Mark.
