24.01.2022 INSPECTIONS CAN SAVE BUYERS $$$$$$$$ Roofing defects are common and rarely detected, prior to a leak occurring. The pictures below show defects on a 15 year old home. If repaired now, may save thousands of dollars damage.

17.01.2022 ~~ PROPERTY BUYING TIPS ~~ ~ Building Works Without Permits * If you buy a property that has had building works done without obtaining and complying with the necessary permits you are responsible for the works. New homes are not exempt from these defects.... * It is an offence for the vendor to not declare these works, however in many cases for unknown reasons they do not. * Insurance Companies will not cover damage or injury caused by illegal building works. * Compliance, Rectification or Removal of these works can be costly and inconvenient at the least. * Below is a list of some of the more common works found to be illegal, a full list of works requiring permits is obtainable from the relative Council Building Department. ~ Retaining Walls ~ Decks ~ Verandahs & Pergolas ~ Garages, Sheds & Carports ~ Extensions To Dwellings ~ Removal Of Walls Inside Dwellings ~ Altering A Dwelling Structurally If unsure, a detailed Written Building Report is highly recommended.

09.01.2022 This is what confronted me on a recent Quality Control Inspection of a new home. Would you be happy with your Builder treating your windows like this. The builder would have installed this window but is now being made to replace it.

06.01.2022 The tops of these windows are supposed to line up on this new home !!

06.01.2022 On an inspection of home described as beautifully renovated many of the windows were found in this condition. Filled with caulking and painted over. All will require costly replacement.
