08.01.2022 State Development Assessment Provisions (SDAP) https://webcast.gigtv.com.au//4126237e81cf4d86ae7e9c0672a2 The State Assessment and Referral Agency (SARA) assesses development applications against the State Development Assessment Provisions (SDAP), which is a statutory instrument prescribed in the Planning Regulation 2017.... SDAP defines the state's interest in development assessment, and includes the assessment benchmarks or matters SARA will assess an application against. The state uses SDAP to deliver a coordinated, whole-of-government approach to the state's assessment of development applications. This 3:42 minute video explains the role of SDAP. When submitting a development application to SARA, you should show how your application complies with the applicable state codes in SDAP. Appendix 1 of SDAP will help you identify which state codes you may need to address as part of your development application. Using versions of SDAP SDAP is updated from time to time to reflect legislative and policy changes. The table below lists the current and past versions of SDAP. The current SDAP, as well as state code response templates for applicants to complete and include with their development application, are available through the Resources page of this website. Should you require copies of older SDAP materials not available on this website, please contact [email protected]. Note that, where possible, new versions of SDAP are typically published for information purposes two weeks before they commence. Applicants should address the current version of SDAP (i.e. the version that has commenced) at the time of submitting their application to the assessment manager. 02.01.2022 Land tax cuts In a bid to encourage more investors into the state, the land-tax-free threshold for all investment properties will rise from $369,000 to $450,000. (This threshold refers to the land value only, not the property value). Over 50,000 property investors will also benefit from nearly $100 million in land tax cuts as the Marshall Government lowers the land tax rate from 3.7% to 2.9% from July 1, 2020. This applies to land tax ownerships valued between the existing top threshold (currently $1.2 million) and $5 million.
