25.01.2022 Every investor purchasing property should have a plan on when theyre going to sell that property or if they are going to sell it at all as having an income is obviously very attractive. Homesales.com.au list 7 areas to make your property more appealing from the road side (Curb Appeal). Worth a read if youre coming to the selling point in your investment plan. 24.01.2022 Its always good to refresh yourself on the basics and this is what smart line do in their short and straight forward article . They give basic description of the following terms Fixed Term Loan Family Guarantors Offset Mortgages Low Doc Loans Although, if any first time buyers are thinking about low doc loans, I would strongly suggest inhaling a lot of information AND getting an expert on your team to organise this for you. 23.01.2022 Some of the information in this article from Smartline is worth digesting around population growth and growth in renters as a proportion of the population. It is interesting to see stats around population growth and growth in renters. But more interesting is the location of highest percentages of renters. These are used to determine demand in these areas. Demand is what makes investing in property worth while as without demand, there is effectively an oversupply which can mean vacant investment properties. 23.01.2022 This is an interesting article by Property Market Insider around getting educated in the property world. I talk about getting your property team together a lot, and I mean a lot! Even people that work in property dont do every aspect relating to their property investment journey themselves. There a few reasons for this. Firstly, as a property professional, I dont think I know every aspect of property investment journey and value input from those without an attachment. 23.01.2022 Build Sydney shows some worth while insight in their article about the Powerhouse Museum. If you've been keeping up with the news over the last year or so you'll be aware that a lot is going on in Parramatta and a lot is being built. Better than buying in Parramatta itself as the second capital of NSW, I'd be looking at Parramatta's Satellite Suburbs. [ 129 more words ] https://propertybuyersagentsaustralia.com.au//property-ne/
22.01.2022 This is a nice summary by Smart Property Investment of the high-level property management tasks laid out as a comparison between a property manager undertaking the tasks and a landlord, You! Ive had personal experiences with the worst property managers, the best property managers and more than a few in between, although most towards the bad end sadly. I wouldnt base your decision on whether to get a property manager on the comparison in this article alone, I would use the information in the article to come up with some good questions to ask property managers that youre interviewing for the role. 21.01.2022 Im taking this article from Homesales as a bit tongue in cheek, otherwise its a bit too negative. I find these terms arent always meant to disguise the actual response or description, but as a sales person, sometimes real estate agents have to find the sunny side of a response or to promote what might not be the highlight of a property. 20.01.2022 This article from Money Morning offers some insights around why property prices can and will keep going up. It drew my attention as its a good reminder of the key points to look out for when looking to purchase positive property: Infrastructure Population Growth Foreign Investment Increasing foreign wealth Australian Property being more financially lucrative than some other countries property market [ 178 more words ] https://propertybuyersagentsaustralia.com.au//property-ne/
19.01.2022 In this article by MacroBusiness the REA Groups chief economist Nerida Conisbee played down the possibility of a housing bubble saying that steep interest rate rises would be needed to burst a would-be bubble. Im sure we can all agree this is valid, as rises by 100s of basis points costing mortgagors $1,000s extra every month will put mortgagors in distress. 18.01.2022 Century 21 have been putting out some good articles recently like this one. We usually hold our breath while waiting for a bank valuation. The bank sometimes needs to do a valuation on our property when were looking to refinance and/or release equity. Were usually pretty disappointed when the bank valuation comes in lower than the valuation from our friendly neighbourhood Real Estate Agent. 18.01.2022 If youre desperate for a deal and ready to jump on a bargain, read this article by Jason Thomson at Smartline as its filled with gold! I would like to especially reiterate that you should always ensure youve completed your due diligence and you should not let the agent or vendor pressure you to move faster on the sale than you are comfortable as this is where mistakes will be made. 18.01.2022 I find a lot of different things that I class as fundamentals, but I suppose there are so many different areas to property investment. Okay, so now technical insights here, but it is really important to understand what youre in for when looking to do it yourself, which I think this article from Smart Property Investment describes. 18.01.2022 Im not into full on renovations myself as they require professional builders and a project manager to keep everything on track. 17.01.2022 Ive talked in the past about understanding the type of tenant that you would like to rent your investment property to and then finding a property that meets that tenants profile. 17.01.2022 This article from REBAA rings true as there are so many companies out there that are giving out the make money quickly spiel and guess what! Theyll do it for you for free! I commented on an article about spruikers not too long ago and have been to some of these seminars myself. The seminars are advertised as talkers giving out some tips and advice, but when in there they lay on a hard sell and even actually ask people to go to the back of the room to sign up! 16.01.2022 The linked article below from Build Sydney is a snippet around the Government & Planning NSW announcement to focus on 15 new priority precincts. These new precincts will have additional housing to reduce the supply issues. This in my view is key to making housing more affordable and the right steps for the government to take for the long-term benefit of the country. 16.01.2022 As an investor, growing your initial portfolio to a sizeable level to reach your end goal is essential. Interest only loans are seen as a way to reduce the initial financial outgoings and make investing more feasible. Even after the initial stages and when the investment property is yielding high enough to be profitable, investors growing their portfolio sometimes maintain the interest only loan and put aside what they would be paying in principle as savings for their next investment property. 15.01.2022 I have to say, I hear so often that people wished they'd started their property investment journey earlier, just as this article from Smart Property Investment illustrates with their guests. 14.01.2022 I really see rentvesting as a great option for so many people who would like to make serious property investments, but have financial drawbacks around being able to afford to live where they would like to be or need to be. 14.01.2022 As an investor, its important to look out for news around job statistics. We want to see where the growth is and the declines. This article from News.com.au details the overall change in the last year of job listings for the whole of Australia, so very broad information, but does narrow down at the very end by state. 14.01.2022 Spruikers are not a part of your property team. Sadly they dont label themselves and give out their intentions willing and openly, so you need to watch out for the signs to spot them. This article lays out some good indicators, but spruikers are pure sales people and are very convincing. Add some heavy pressure and they will have a hold on you. 13.01.2022 Im usually asked for recommendations on various people that can make up property investors team including accountants. Thats why I find this article from Smart Property Investment on selecting an accountant when investing in property interesting. 12.01.2022 There are a couple of paragraphs in this smart property investment article that are interesting. The articles below refers to a podcast that I listened to a while ago and I think have already made reference to previously, but I feel its important to stress that any help investors can get in landing a positive investment property is worth pursuing. 10.01.2022 I hear from Sky News that unemployment rose up to 5.6% in June, which means there were an additional 14,000 new jobs created. This is compared to last month of 5.5%. This is a small percentage movement but means several thousand fewer jobs created in the month compared to the previous month (May). 10.01.2022 REBAA outline some good strategies here for getting onto the Property Ladder. They open with suggesting that a buyers agent will assist first-time buyers if theyre intimidated by auctions. This is true and a buyers agent can assist with a whole lot more too. I would recommend that if youre a first-time buyer and serious about getting on the property ladder, go to as many auctions as you can and get comfortable with how they work. 09.01.2022 I love articles like this from The Urban Developer as it shows new ways that we are trying to streamline the property purchase and whole real estate agency process. 08.01.2022 This is a great article summing up Mortgage Offset Accounts by Divitis. Its clear and simple to understand. With an offset account, unlike a savings account where youre gaining interest on every dollar in your account, instead for every dollar in your offset account youre not paying interest on the equivalent amount of your mortgage. The interest you pay on your mortgage will tend to be at a higher rate than interest on your savings, so it works out better as youre saving more. 07.01.2022 I look at the title "The hottest spots for under 30s across Australia" from this article from Smart Property Investment and my mind says to me, these may be areas that will benefit from gentrification! Gentrification is the modernisation and resulting benefit to an area in order to meet the requirements of the population. Gentrification happens where there is financial input. 06.01.2022 The message behind this article by Smart Property Investment makes good sense and shows that most property investors have their smarts about them. The article details that nearly half of all investors plan for the long term. Initially, I take this to mean most property investors have a buy and hold strategy rather than a "flip" investment property strategy. This makes a lot of sense due to the additional effort required with flipping, the additional risks, and financial outlay too. 04.01.2022 Zoning restrictions are restrictions on what a property can be used for or have done to it as this article from Century 21 explains. As a property investor, our concerns lie in ensuring that the investment property is fit for purpose. This includes not being in breach of any zoning regulations. So be aware of the residential/commercial use and any restrictions on renovations as although the property may look fit for purpose, things change, you might want to do some updates in the future and find that youd be in breach if you carried them out. 04.01.2022 My title is the general gist of the article from The Real Estate Conversation. This really can be a lesson in how you read articles. 02.01.2022 Change is often necessary and frequently met with resistance (resistance to change). This article from Build Sydney gives some good detail on the move for Sydney Fish Market. 02.01.2022 This article from Smart Property Investment talks about 3 basics that to some degree will always require consideration when you put your own strategy together. Accumulate Consolidate Deb Reduction I only want to comment on Accumulating, where the investor interviewed in the article is acquiring as much property as he can. There is a real lack of emphasis on the importance of not just buying anything and really considering what you buy and how it fits into the overall property investment plan.
