24.01.2022 What do you need to know before you ask bank to pay builder for completed construction stage? -Check your build contract. Make sure that builder fulfilled all the items in the line for appropriate construction stage. -Check all the Items are actually installed. If it says windows need to be installed then it is not enough to just have them stored on site. -Check council inspection report and engineer report. Or hire someone to check it for you. When I started to read advice I realised that it does not apply to right zoning... Anyway... 19.01.2022 Award winning Market Research. Just wanted to share something about market research and marketing. I was involved in the project behind me as a surveyor when I did boundary survey a couple of years ago. I still following every project that I am worked on until they fully completed and settled. This project is another example of the success when developer did proper market research. Decision that was made here was risky or precisely calculated? I am not fan of doing such radic...al things if you are newbie. However it is good example of fundamental research for someone who is in the game. Three story oversized townhouses with basement parking and individual lift for each! And all these among multi unit development. The target is wealthy downsizers from big blocks in the wealthy area. Sales price is nearly 3x time of the 3 bedroom apartment. Where is townhouse construction much cheaper then concrete structure for the units. On top of that they won award for townhouse of the year. 17.01.2022 Just wanted to share importance of doing survey of the formwork prior the concrete pour. Coming from Survey background when I was doing site inspections after concrete pours I cannot stress enough importance of survey check. It does not matter how good the builder is whether it is major tire one builder or small one. I probably saw more slabs and done strata surveys then any builder in his life because of the nature of my work. And in the past I was caught on one of my devel...opment site with mistakes in the formwork but thankfully I had it checked night before the pour and we adjusted it. Tradies happily lend you some their staff for 5 min) Set the positive intentions and see what happens) Lady next door was upset that camera was looking towards her back yard across the site. I sent her a photo from the camera showing that she is quite a long way away. She demanded to put it down. I asked builder to put it down immedia...tely. Then call her and said that I apologised for inconvenience. She was surprised that camera was own without argument and offered to put it on her own fence facing out! That is the best spot on site!
