13.01.2022 Where will Property Prices go Post COVID? There is alot of speculation out there, because of recent times due to COVID 19. Here is a very interesting article from The Urban Developer for you to review - which shows historically - that after a crisis - prices rise.... https://theurbandeveloper.com//australian-property-market- Here are some Statistics - We know property price is set by the law of supply and demand - NOT set by sensational media headlines that are not designed to educate but to SELL papers. SUPPLY Year to date, listings are down 18.86%. For Sale NEW stock is down 5.87% on last month. New For Rent is down 5.8% on last month. Construction Finance, is down and this is the big change, is just 8.86% of the total property finance, it should be in the 30% to 40% range as Investors are in the 30% to 40% of the total. Construction Finance is also down 10.44% on the same week last year. What does this mean? The headlines also state there is going to be 500,000 jobs lost in residential construction. This means the future is for less and less houses being built? As Kevin would say, "There are too few bananas in the store". DEMAND With construction approvals compared the number of investors in Australia - We are aware there are 20 buyers for every 1 NEW dwelling! We know the demand for property is also ever increasing as more and more young people are looking to buy their First Home. Mortgage activity is up 15.06% this year to date for some people are out there buying. Refinancing is up a massive 38.05% year to date. People refinancing to reduce their rates and get cashed up. Purchase properties are up 17.8% year-to-date. Construction purchase funding is up 18% year-to-date. So forget the sensational headlines, look at the facts. Do you agree there are too few bananas in the store for many many more buyers? Again, the future property prices are set to rise. Property prices have risen and will continue to rise this year. We have low inflation so these price rises compared to inflation are probably the greatest in our history. The figures above are up to date as of Friday 22/05/2020. So, there you have our thoughts and some statistics - The basic fundamentals for being a property owner havent changed - We all need somewhere to live - even during lockdown - we were all at HOME! So bottom line - if you have capacity, lets find you a great cashflow positive property, while rates are low and while there are some good deals around. Look forward to talking soon.
