19.01.2022 HOW DO YOU REPRESENT YOURSELF IN YOUR MARKETING FOR DEALS? e.g. in your direct mail. Do you appear as a brand or an individual? Within our development business we originally sent out letters as 'individuals' because we didn't want to be 'perceived' as the 'big bad developers'. When we finally made the decision to represent ourselves under a brand, everything changed for us including our lead funnel for deals. It was a game changer.... What's your strategy and why? 11.01.2022 We were chatting to a man at swimming the other night. He knows we are property developers and told us that he had received a letter in the mail from someone wanting to buy his property. He relayed to us how he had gone online to find out who this person was, since they had claimed to be a property developer. He was looking to validate the person writing the letter but unfortunately he could only find that the person was a Musician and nothing about property development. I...n his mind he could find no credibility, so decided not to contact the letter writer. This is not uncommon. We heard this ourselves before we branded our business and gave people a go-to place to check out who we were. If someone searches for your online profile, what will they find and deduct from what they read? Will it encourage people to get in touch with you?

10.01.2022 What’s Your Sales Process? We don’t mean for selling your stock but for acquiring sites to develop. When the phone rings from one of your letters, in business terms that’s an ENQUIRY or a LEAD. What do you do from there? Do you have a defined process or do you do something different each time? How do you convince people that they should sell to you, as opposed to through an agent or your competitor.



09.01.2022 If you are running your property development business part-time while you work a full-time job, then you will naturally be time poor. This is when systems and processes become vital, to help you operate as efficiently as possible. Even something as simple as having a communication schedule to identify exactly when you will be reaching out to your direct mail list, means you only need to think about it when its necessary (because you have a calendar reminder) and on the flip side, months don’t go past till you remember to do it again.

02.01.2022 ARE YOU performing analysis about who your target audience is before you write your direct marketing letters? Having a well-defined target audience is more important than ever. No one can afford to target everyone. Otherwise you are writing to the masses and speaking to no one.
