10.02.2022 Several major players have recently gone bust, with fears, more will follow...

06.02.2022 For some builders, the timber shortage has led to the collapse of their businesses. For some homeowners, it has resulted in budget blowouts and even the forced sale of a partially built house.

03.02.2022 Here is a very interesting article about how poor energy efficiency is in Australian houses. Until this year, it’s wasn’t even a requirement to meet 6-Star rating, so basically any houses built has roof insulation and that’s it. People’s attitudes generally are all about building as cheap as possible, but with no thought given to the longer term costs of running a homes energy conservation. Saying this, double glazing a house in Australia is basically double the cost of single glazing, at can add + 5% or more to the cost of your average 3x2 house. But in the scheme of things for the longer term, still a good investment given the energy savings, and the external noise mitigation.

26.01.2022 It’s the same situation in Perth!

25.01.2022 READ THE FINE PRINT - DONT BE FOOLED This scheme is not all is is being cracked up to be in its promotion by the WA Government. The WAG has been lobbied by inf...luential developer groups with this result benefiting a very few select developers. The fine print reads 1. The buyer must purchase a multi-tiered property. Eg an apartment! NOT a house, townhouse or villa. 2. They buyer must purchase an apartment that has not yet commenced construction (not even earthworks can have commenced) eg must be truly off the plan The apartment segment DOES NOT need any more stimulus. There is already a significant oversupply of apartments that are under construction or completed and not sold and vacant. This rebate will not boost sales of any of the completed apartments, and if anything will only increase the length of time it will take to sell them, as buyers will be tempted to wait for upcoming planned developments. Buyers are then also put at risk. Buying off plan is far riskier for buyers, as they are typically not experienced enough to read plans and understand what they are getting. They are also exposed to developers potentially price gauging, with the knowledge that buyers are getting a rebate, so have the ability to increase their prices, or at least be less willing to negotiate a better deal. Typically these types of projects take 2-3 years to go from inception to completion which means buyers continue to stay in rentals longer, whereas had they bought a grouped dwelling or single house, they could be in their own home potentially up to 2 years earlier. The WAG is saying that this will stimulate jobs however this does nothing for small business construction trades. Builders of these large projects typically do not employ small contractors to undertake their work, so your local plumber or carpenter or electrician will see no benefit. And even for the trades that work for the large builder, they are unlikely to see any work for at least 12 months because the planning and approvals process is significantly longer for apartment projects, and secondly the developer has to meet their minimum number of pre-sales to satisfy the bank before they can commence construction. And furthermore this does not increase the supply of more desirable smaller infill housing which would result from small land subdivisions. This is a furphy and does almost nothing to create any stimulus, and most definitely not in any short term! Had the government not been so short sighted and influenced by the select group of developers that benefit from this, they could have applied the same stimulus to grouped housing also, which includes villas and townhouses, which would have created a much more immediate result, and benefited a significantly larger group of developers, builders and tradespeople.

25.01.2022 More Western Australians will now be able to access the $20,000 Building Bonus grants. Homebuilders will have an additional six months to start site works and q...ualify for the grant. This extension creates hundreds of additional jobs, continuing through to 2022. The grants are available to any homebuyer who signs a contract by 31 December, 2020 to build a new house or purchase a new property in a single-tier development before construction is completed. 18.01.2022 Here is a post from a Town of Cambridge councillor. Some good initiatives that hopefully become more widespread in other councils.

17.01.2022 Here is some good reading about the share market, and whilst not directly relative to property market, there are some good historical lessons within. And an important point is this What Happens To The Stock Market After A Recession? How long does it take the market to recover after a recession?... Although the current situation is unprecedented, bear markets and recessions are not. And they all have one thing in common: they eventually end, and when they do, the market always recovers. This statement is also generally true for the property market. https://www.forbes.com//what-happens-to-the-stock-market/

15.01.2022 Wheel clamping in the City has long been a heated issue.

15.01.2022 The much-anticipated strata reforms will come into effect as of tomorrow, 1 May 2020. Find out what these changes are and how they might impact you.

14.01.2022 We have just passed new laws to help businesses get through this pandemic. It is in no ones interests for local businesses to be evicted or bankrupted at the ...moment: not owners, not landlords and definitely not employees. So weve brought in new, temporary laws to help small WA businesses get through this crisis. Our laws bring in a range of assistance for businesses and landlords impacted by COVID-19: a moratorium on evictions for small commercial tenancies, a freeze on rent increases, a prohibition on landlords charging interest on rent in arrears, as well as the introduction of a code of conduct and dispute resolution for landlords and tenants. The reality of the COVID-19 pandemic is that we effectively need to put parts of our economy into hibernation while we tackle this virus. We want businesses to be able to survive so they are still around when we fire the economy back up. These laws give us a set of rules and a framework for landlords and tenants to come to an agreement. We trust that businesses and landlords will come to new agreements in the spirit of the principles, but we reserve the right to revisit the issue if businesses are unfairly treated. We are all in this together, and we will get through this.

13.01.2022 Check out our clients latest project just completed and on the market ready for sale. Amazing finishes by our builder Legacy Homes by Biagoni https://www.youtube.com/watch?v=YiX1Di7FCYA

12.01.2022 Currently the lack of stock on the market seems to be mitigating any price deflection and is certainly assisting with absorbing rental surpluses. I know one large property management company reporting only 1.2% vacancy rate. There are only 11,300 properties listed at the moment, which is significantly lower than normal levels that we are accustomed.

12.01.2022 As of 16 November, the Federal Government will reinstate Perths status as a regional city which will align with Adelaide, Darwin and Hobart, and help to boost population growth in WA.

11.01.2022 REIWA welcomes the McGowan Government's announcement that the number of people who can attend a home open will be increased from two people (including the agent) to a maximum of 10 people, as of 27 April 2020. More here: https://bit.ly/3bzCoff

11.01.2022 Two builders have been shortlisted for METRONET's Morley-Ellenbrook Line main works contract. Ellenbrook Alliance (CPB Contractors and Downer EDI) and MELconnx ...Consortium (Laing O'Rourke Australia Construction) will now progress to the competitive bid phase. Many people have eagerly awaited this crucial METRONET project and procurement makes it real. Soon we will see the real benefits - jobs, training opportunities and faster commute times. METRONET projects like the Morley-Ellenbrook Line will create thousands of jobs for Western Australians and play a big part in WA's COVID-19 economic recovery

09.01.2022 The residential rent assistance payments of four weeks rent up to $2,000, which will be paid directly to the property owner, will provide some relief to owners who are facing financial pressure due to the tenants inability to pay rent at this time.

07.01.2022 We're introducing significant reforms to residential tenancies to minimise the impact of COVID-19 on tenants and landlords. Let me be very clear up front - this... is not a moratorium on rent over this period. Rent should still be paid. This week, legislation will go before State Parliament which will introduce the following measures: 1. A moratorium on eviction for six months. There will be exceptions in limited circumstances. 2. A ban on rent increases during the State of Emergency period. 3. Providing that any fixed term tenancy agreement due to expire during the State of Emergency period will continue as a periodic agreement. 4. Relieving landlords of the obligation to conduct non-urgent repairs if the reason they cannot do so is COVID-19 related financial hardship or a lawful restriction on movement. 5. Enabling a tenant to end a fixed term tenancy prior to its end date without incurring break lease fees. Tenants will still be liable for damage and rent arrears. The laws will apply equally to tenants in public and private housing, park homes as well as boarders and lodgers. But it is important to understand that despite these changes, tenants MUST continue to pay rent. If a tenant cant pay their rent they will still have to pay it later, so anyone who can keep paying rent, should keep paying rent. These are sensible amendments to help landlords and tenants through these challenging and uncertain times. We are all in this together and I urge landlords and tenants to talk to each other and work out a way forward. Updated information relating to these changes is available on the Consumer Protection website. https://www.commerce.wa.gov.au//covid-19-coronavirus-consu

04.01.2022 Another $20,000 bonus with no restrictions for income capping. And a sensible change to the stamp duty rebate as well https://www.facebook.com/426913580659855/posts/4138370449514131?d=n&sfns=mo

04.01.2022 The property market is experiencing a drawback in buyer activity and high levels of distress in rental activity except for Canberra, REA Group Chief Econo...mist Nerida Conisbee says. Ms Conisbee told Sky News the capital citys success with buyer activity, which is up about 16 per cent from last year, is probably driven mainly by growth in government employment.

03.01.2022 The comments by REIWA are definitely accurate. There are no signs of an impending cliff in WA. Regardless of the building grants the underlying fundamental is that WA real estate has been in the wilderness for 6 years, and now there is great confidence in our economy along with all the COVID infrastructure spending, a shortage of rentals, and we are going to be in need to have tradespeople come from interstate to service builds on the 5000 blocks of land that have sold in the last 8 weeks, we are in for some welcome growth and activity in the foreseeable future
