You need to think of buying an investment property like buying a small business. If you don't have cash flow with a small business, then it won't survive. Well property is very similar.... If you are Negatively Geared, it's like it says, negative. Your in comings aren't covering the cost of your outgoings and you would have to tip in from your own pocket each week to be able to keep the property running. If you have an investment property that is Positively Geared, then your in comings are better than your outgoings, so you are actually left with money in your pocket each week over and above all of the cost, so this way it is very easy to maintain an investment property when it not only pays for itself, but there is money left over each week. Another fact that people don't realise, is that you still receive tax benefits with a Positive Geared property. So don't shy away from a Positive Geared property, as cash flow is king, and a Positive Geared property will enable you to keep the property loan enough to get the capital growth, which after all, is really why you are buying the property in the first place.
