Over the past year we have worked with Grantley in three ways, as a buyer of a property being sold through Grantley as the agent, working with Grantley to negotiate the purchase price of a property on the market by a different agent, and being the managing rental agent for several of our investment properties.... Grantley has vast knowledge in the real estate market with regard to both the sale and rental of properties. He gives clear guidance and numbers on current property values and rental yields which makes him very trustworthy and reliable, reducing our risks and helping us optimise our investments and returns. We first purchased an investment property through Grantley while we were living overseas. He was very professional and was able to immediately provide us with strata rates, council rates and other utility costs. We organised a building inspection which Grantley facilitated and he recommended a good conveyancer (which we have used multiple times since), and provided clear and timely documentation regarding the settlement for us to complete while we were abroad. The settlement was completed without any hassles. Grantley has helped us negotiate the purchase price of an investment property on sale through a different agent. As we were overseas, he inspected the property for us and advised us of the potential rental yield he could achieve if he managed the rental agreement for us as it was empty at the time. After we signed the contract, Grantley worked with the sales agent to gain access to the property and hold an open inspection while the staged sales furniture was still inside and was able to achieve strong interest and a higher rental yield than originally predicted, and all before settlement was complete allowing the tenant to move in immediately after. Grantley has a genuine interest in meeting the needs of his clients. He is professional and also very friendly making communication with him easy and clear and he is always prompt in his replies to queries we have.
