22.01.2022 Are we paying too much Stamp Duty, and would this have a greater impact on housing affordability than interest rate cuts? A recent investigation by CoreLogic found that 73% of the buyers polled in their study believed that the best way to make housing more affordable to them was to reduce or remove stamp duty. Some commentators have argued that if you really want to help make housing more affordable and help kick start the housing market is a meaningful way, then stamp dutie...s need to be removed and replaced with a flat transfer fee. 17.01.2022 Ever wondered where you should be looking to pick up your next investment? We've put together a list of our Top 5 resources so that you can spend your weekend locating your next investment purchase. 1 Realestate.com.au - The real estate powerhouse is the cornerstone of most budding property investors getting the 'property porn' fix.... 2 Domain - Realestate.com.au's biggest and most fierce rival in the online listing space. Pretty much the same offering to realestate.com.au, with the majority of listings appearing on both sites, therefore might not be worth your time scouring both listing sites into the wee hours... 3 Buyers agents - Substantially growing in popularity in recent times, and increasing in numbers following the Sydney and Melbourne market booms a few years back. How can you therefore tell a good buyers agent from a bad one? Our tip is to work with a buyers agent who has been in the market for at least 2 property cycles, and subsequently has seen the good times and weathered the bad, both of which inevitably come with holding a property portfolio. 4 Speak with local agents - Yes that's right, pick up the phone and start dialing (said in a Jordon Belfort / Wolf of Wall St tonality). Some of the best opportunities get snapped up before they even hit the real estate portals, which is how some buyers agents find their opportunities for clients. 5 Mitula.com.au - the lesser known portal Mitula has a great notification service, which allows you to specify what type of investment property you are looking for, i.e. splitter block in Logan, on 800m2+ of land. You then just wait for the listings to come to you via email as they hit the portal. Also be sure to check out their app which makes searching that bit easier on your mobile! 6 Property Market Investor Facebook - Yes, that's right! We offer both new properties and properties through the services of our Buyers Agent partners. We won't toot our own horn too much, but we like to work with partners that offer good opportunities for our investor base. Keep a watch out for some of our upcoming deals for the remainder of June as well as July.
