25.01.2022 Todays topic is about playing to your strengths! Check it out To attain maximum results in any field of endeavor you need to play to your strengths. Thats an obvious statement and not one likely to get much pushback. ... We hear about it in business and we see it in sport. You dont see many 1.5m basketball players and even less 130kg ballerinas. But the 1.5m non-basketball player might be a brilliant gymnast and the 130kg non-ballerina might be a great powerlifter. Theyre just playing to their strengths. Its a fallacy to think that to be successful you have to rate 10 out of 10 on everything. Fortunately, that is not the case, and if you think it is, then youre going to put a huge amount of unnecessary pressure on yourself. What Ive found is that persistence, determination, a willingness to learn and being adaptable are the traits that will make you a success. Thats not to say you should ignore your weaknesses. We should always strive to continually create a better version of ourselves. Knowing your personality type and traits can go a long way towards understanding why you do what you do and that in turn can help you make adjustments. Some traits Ive seen over the years that could underpin your property success include: Communication: You need to be able to communicate your wishes and instructions to your support team agents, lawyers, financiers etc. Decisiveness: Property is not kind to procrastinators. You need to be able to make decisions fast and with confidence. Hesitate, and someone will steal your deal. Organised: There are a lot of hats to wear as a property player and many of them you wear at the same time. You might be talking to agents about sales, arranging finance, discussing building contracts with a builder all at the same time. Proactive: You must always be ahead of the game, trolling for what is coming up and dealing with matters as early as possible. Being reactive is the opposite where you wait for something, often a problem, to happen then try and deal with it. Team Player: Property is a team sport. And our team is the key to our success. Even in a small project like a one into lot subdivision, we will be engaging with a team of thirteen. Thats a Rugby League team and you are the captain/coach. That a big responsibility to the team but particularly to you. So know your strengths, work on your weaknesses and get the best team around you that you can afford and you should be fine. PS: Its all a waste of time effort and money if you dont get the best property education you can afford. Thought Id keep that for last.
25.01.2022 Didn't receive my email last week? Have a read below.. Most mornings when I wake up, I have a word in my head. Not just the usual words like coffee, hunger, breakfast (no, not busting). The other day I woke up with the word ‘tenacious’ in my head. I think that’s only mildly weird. I can’t say the words have anything to do with my dreams, at least what I remember as my dreams. It’s just there, a clear word in a foggy head. Totally aside from that, I found that you get slower ...at doing things as you get older, including waking up. So, back to tenacious. Here’s what Mr Google had to say. The quality or fact of being able to grip something firmly; the quality or fact of being very determined. Ummm.. one of the seventeen attributes of a good developer. Tenacious ‘like a dog with a bone’. Do you use that saying? Like grasping for all you’re worth on to something and not letting go under any circumstances. It could be an opinion, a principle, a problem project where you’re searching desperately for a solution. That ‘dog with a bone’ saying reminded me of a dog we once had. Technically he was my son Lockie’s dog. Half Kelpie and half Labrador, Coco was into everything. I recall he used to grab (tenaciously) his favourite towel and I would swing him around in circles. There I was, building momentum like a steroid filled Bulgarian hammer thrower from the 1980’s. It was very technical velocity, centripetal force, rotational inertia. But you already know Ac = v2/r, so no need for me to expand on that. The look in his eyes, his lips flapping in the breeze, and those pearly-white canine teeth sunk deep into his lifeline, that smelly old towel. To me that was the personification I mean dogification of the word tenacious. Sadly Coco’s flying days came to a sad end when his love of dispensing with snakes overcame his caution and a six-foot king brown took him out. I’m keen to report I took out the big brown a minute later as it made its retreat and I did so with much tenacity. To be a success in property we have to cultivate several traits, and tenacity is right up there. It kicks around with some good friends like grit and determination. It’s often the difference between success and failure, between mediocre and magnificent. When I fell a little worn down, when things aren’t going my way and I need to reset, dig in and toughen up, I think of Coco tenacious to the end, living every day to the full and loving life to the max.

20.01.2022 Missed yesterday's weekly email? If you want to join our weekly email list - pop your email address below. __________________________________________________ FEELING HUNGRY?! Are you feeling hungry? No, not food hungry success hungry.... Food hungry is easily satisfied. Chomp down a greasy hamburger or battered fish and potato scallops and wash it down with a creaming soda. Or if you want to make it to Christmas without a heart attack, you could tackle some lemon garlic tofu with barley and kale salad accompanied by fresh pomegranate juice. But not so easily satisfied is the hunger to succeed. Maybe that’s because it takes planning and commitment and maybe a financial investment in your education. It’s fair to say just about all of us have a hunger to be successful, but for some the hunger is more a desire than a hunger. To me, hunger means having a ‘nothing is going to hold me back’ type of attitude. Almost as your life depended on it. Thousands of people have acquired my course and almost as many have attended my 3 day live workshops so I have had the opportunity to observe and talk to many attendees. And it’s not hard to pick out the hungry ones. Not to confuse hungry with desperate. Desperate people will be impatient, rush in and make mistakes. Hungry ones will be determined and seek every opportunity to get them to their goal. That hunger will push them to do things others will not. That reminds me of someone. In fact he is probably reading this email. It was in June 2011. I had planned the first two day get together of a new mentoring group at the Marriott Hotel in Brisbane. Typically, those from interstate would fly in the night before. But this time Mother Nature intervened. A volcano in Chile spewed enough ash into the atmosphere that it shut down airports in Australia. Everyone from interstate phoned the evening before saying they couldn’t fly and therefore couldn’t attend. All except one. He phoned me at 8pm and said he was just about to jump in his car and drive for ten hours to attend the training. He did, and two days later at 5pm he drove 10 hours during the night and drove home. He had the hunger. He wasn’t prepared to take the easy way out. He had a good excuse but the excuse wasn’t an option he was prepared to accept. It was an obstacle on the way, not in the way. I knew immediately that he would become a successful property developer. No volcano in South America was going to interrupt the plans he had set in motion. And so it came to be that he became the successful developer he hungered to be. So, are you feeling a few more pangs of hunger after reading that? Mediocracy won’t get you there. Nor will being content with where you are. If you want more hunger for more. Be hungry for success, hungry to make your mark, hungry to be seen and to be heard and to have an effect. 19.01.2022 Would I suggest getting home stagers when selling a property? Yes! I would definitely recommend home staging. Particularly if you're selling to owner occupiers as they buy with emotion, therefore what they see is really important to getting a good sale.

16.01.2022 Todays blog: You sure dont need a uni degree to be a property developer Reading time: 4 minutes Firstly... if you want a degree in property development you can certainly get one.... Theres several out there if you are prepared to spend 3 4 years full-time study and $30,000 - $40,000. And if your grades are good enough and youre the right age you might get an assistant development manager role with a development company. Starting yearly salaries for graduates is typically $55,000 - $65,000. But what if you just want to develop small to medium projects (not a high rise) yourself, and dont want to lose four years of your life and want to make four times as much money working fewer hours. Can you do that? Sure can, Ive taught 2,500 people how to do exactly that. About 20 years ago I acted as a mentor for a while to two students undertaking a three-year land economics degree (including property development). It was frightening what they didnt know. They had plenty of theory but no street smarts. That said, I did go to university for six months. I was so clever that I knew by August I wasnt going to pass the first year final exams in November, so I stepped out of academia into the real world. I should point out I studied Industrial Chemistry. I still wake up in a cold sweat some nights thinking if I was smarter, I could have spent my life in a white lab coat. And what about Steve Jobs? Steve Jobs dropped out of Reed after one semester. His highest education qualification was high school level. As he once said, The people who are crazy enough to think they can change the world are the ones who do. Remember, one of the keys to being a successful property developer is to get the right team around you. Most of your team members went to university for four years to get a degree plus years in the marketplace honing their skills. Now you can be their boss, hiring and firing at will. Theres a lot of irony in that if you left school in year 10. So no, you certainly dont need to have a degree to be a property developer. In fact, I suggest you dont. Just find yourself a good property development course, maybe by someone whos been in the game for well over 30 years. Ummm.who might that be... Good luck!

15.01.2022 This weeks blog: Want to know what I think? Read time: 3 minutes. Here we are almost five months of COVID. I dont know about you, but that felt like a quick five months to me.... Ive been looking at some of the stats coming from realestate.com and some commentary around that. At this point, the market hasnt been living up to the headlines. Market Activity The number of searches going through the portal has increased dramatically. In fact, they are up 72% from the lowest point in April. At the same time, consumer confidence nationally (perhaps not in Victoria) is on the rise. What is surprising is that we are seeing more properties being listed for sale than the same time last year. Im struggling to remember pre-Covid. Level of forced sales remains low In spite of some wild predictions to the contrary, the level of mortgagee sales remains low. Realestate.com stated there were only five new mortgagee listings in June out of more than 160,000 listings. This time last year there were ten. It is obvious that some segments of the market are being affected more than others. Its not down to state or even city its down to suburb level. Suburbs showing a high level of rental vacancies or those with high levels of student accommodation for foreign students are hardest hit. First home buyers strike gold While the $25,000 Home Builder scheme has been targeted towards stimulating the construction industry, it has been a windfall for first home buyers getting into the housing market. While house and land projects have benefited strongly from the scheme, it has had far less effect on multi-unit projects particularly those relying on investor activity. House prices holding strong In spite of four months (March June) of sometimes outrageous headlines, house prices have held well. Nationally they have dropped 0.4% during that period. The cost of a good long weekend away which Ill be doing later this week. Theres been much speculation about the so-called cliff in September. As expected, the government and banks have stepped up to soften the effects. Banks, a necessity but never my best friend, have extended the mortgage deferring period out a further four months and are working with customers by extending loans, temporarily converting from P & I to interest only and consolidating short term debt. In the washup, they offer help and make more money. Wildcard So, the wildcard of course is secondary outbreaks of Covid. I feel sorry for all my friends in Victoria. With a two week lead time between instigating an action and seeing the results Im hoping for numbers improving from late this week. Fingers crossed.

11.01.2022 Todays blog topic: How focus will get you there Maintaining focus would have to be one of the most under-rated strengths in achieving success. Its almost boring and non-hip to mention it. But every successful athlete and businessperson I know knows how to hold it and re-focus when it wanes. So what is it? ... Simply, it is the ability to pay attention and concentrate on the things that will help us achieve our goals and at the same time avoid those things that would distract us from achieving those goals. I see it more often than I would like in the property arena The excitement of engaging in a new strategy is exciting. From buying your first property, doing your first renovation, or getting involved in your first development project. Energy and expectations are high, but for how long? For some, if the opportunity doesnt manifest quickly, their enthusiasm and with it, their focus wanes quickly. Unable to maintain focus long enough to achieve results, theyre off again, attracted by the next shiny object. For others, its the daily grind that gets in the way and steals the focus. Your job, family, kids all-important, and in some ways they can be a reason for maintaining focus requiring only a small mindset shift. Frustrated by their lack of fast success they begin to scramble. Scrambling involves listening to well-meaning but ignorant friends and relatives, succumbing to the words of dream stealers and darting in all directions at once. If you relate to this you obviously need to focus better. Start by decluttering your mind. Write down the tasks you need to achieve and prioritize them in order of importance. Work through them methodically. If youre struggling to concentrate, give yourself a five-minute break every thirty minutes, and leave the room. Create a tidy workspace. Have sufficient storage and put items away when you have finished. Seeing organisation and a lack of clutter is good for your mind and helpful to maintain focus. Property is a long game. There are big profits to be made if done correctly particularly in property development. It can take time to find a deal, get networks established, and complete a project. Dont be distracted and change lanes. Reassess why you wanted this path in the first place. Your why can become the engine and your focus the road. What Im saying is to stay true to your desires.

10.01.2022 Do you find the colour selection process hard when it comes to choosing internal and external colours? Im colour blind..so when it comes to shades, I am hopeless. Im not the sort of person who should be choosing colours and by the same token it's not the sort of things that motivates me either. Hence why I get the experts in, such as interior designers.... If you have the skills for design, by all means do it yourself. Here's one thing I would suggest, go check out some properties around your area. Take photos of indoor and outdoor colours, interior fittings and things like that. Talk with the agents and ask what people have been looking out for lately. That way you'll be up to date with the latest trends. As Property Developers we give the market what it wants. That will get us the best results, the best prices and the fastest sales. So as far as colours go, I get the experts in. See more

09.01.2022 Its Monday and you know what that means... Check out the blog below Todays topic: Why Exchanging Time For Money Sucks (The Life Out Of You)... If you have a job now and it hasnt been affected by COVID19, you probably like it a lot more than you did six weeks ago. Theres a lot of people who would like to swap places with you. So, assuming you have a job (just above broke), or even if you are self-employed, I want to ask you a question. Are you being paid what youre worth? Despite how valuable you think you are; the answer is probably yes. My next question is does what you are paid provide you with everything you want in life? Are you living in the house you desire, are you driving the car you desire, are you providing for your family the way you desire, is your lifestyle what you desire? If not, I guess you need more money. But in nearly all cases that involves working more hours. Want to double your income? Work 80 hours instead of 40. Or more likely work 95 hours to cover the extra tax. So, now you have more money and no time to enjoy it. So what you really need is to earn more money but in the same amount of time. Like doubling your hourly rate and working a 40 hour week. Now you have twice as much money and the same amount of spare time you have now. But do you even have enough spare time now if you had that extra money? What if you could earn twice as much and work half as many hours. Now that would be sweet. So the problem isnt that you exchange time for money but that you need to earn a lot more money while working a lot fewer hours. So now you know what you must do. You just have to work out how. Ummm.let me think. Maybe I can help you. Maybe you could do what I did to solve the problem what Ive taught so many others with the same problem to do. Learn how to do small profitable property developments. Even a tiny one like a two-lot subdivision will make you a six-figure profit for under 100 hours work and its something you can do while you still have a day job. Even if youre short of money there are several ways you can get up and running. Thats exactly what I did to get myself on my financial feet after a near-death car accident. Now is a perfect time to put those extra hours youve gained to good use. Get yourself into an online course. Well be past this current situation in a few months. Empower yourself now and get ready to launch yourself when things turn around. 06.01.2022 If you were writhing on the ground with an appendix about to burst, would you jump on Gumtree or Air Tasker and ask for quotes? Maybe you could find an unemployed abattoir worker from the boning room who would have a go at removing your appendix for a carton of Carlton Draught. Think of all the medical expenses youd save. Or would you prefer someone who did six years to get a medical degree, three years as an intern in a hospital, became a surgeon and has performed 67 ...appendectomies? I bet you wouldnt be concerned about the cost, but much more concerned about the experience of the person wielding the scalpel. (Id want a damn good anesthetist too). Ive seen my share of property development corpses in the last 35 years. Or people lying bruised and battered in the gutter because they didnt know what they didnt know. 05.01.2022 Blog: Heres what you need to make money through property Read time: 3 minutes. -----------------------------------------------------------... In order to be successful and reach your potential, you have to take risks. In order to take risks, you need to be courageous. We know its not going to be easy at first, but courage is like a muscle that gets stronger every time you work it, and over time the courage inside you will grow. You will act and you will be rewarded with results. The meaning of the word risk is "a situation involving exposure to danger" and it comes with an element of fear, its off-putting. What if I were to use the word opportunity instead. How do you see your ability to move forward and play the bigger game you want if I exchange fear for opportunity? Every day we are exposed to opportunity, our gut feel tells us something seems right and we know we should do it. Too often other people with different opinions, plans, and dreams have a direct impact on our personal desire and ability to take action and be courageous. They fail to see that risk as an opportunity. Some of us are able to take bigger steps than others, and thats okay. The trick is to take your steps and not sit on your laurels or be influenced by somebody elses weaker risk muscle. Before you know it, youll be unstoppable! It all starts with small acts of courage, just one step at a time. If you need a push over the line to take action and resolve what has previously stopped you, take Hilary up on her offer of a 15-minute chat. The results for those who have done this are proving to be remarkable. Property can be a risky business but with the right people around you, it can be a safer place to exercise your courage and turn it into the life-changer it should be.
