Its no good looking at p...roperties worth $800,000 if you can only afford something worth $500,000. Talk to a mortgage broker or lender to see what you can borrow or afford, and keep in mind that you will usually incur costs of 5-6% when purchasing to cover stamp duty and legal costs, and need at least another 12% deposit if you want to avoid high LMI costs. For example a large park or walking track would be attractive to people that live in an Apartment block. Beaches, and cafes are other attractions. The more attractive the more capital growth you can expect.

04.01.2022 Location Tip 10: Ask Around - Talk to people about the suburb that don't have any financial interest in you buying, like local shopkeepers or even your building inspector. Talk to the potential neighbours about the house, and immediate area. Nothing worse than finding that a murder occurred in that potential fixer upper, or the local park is used by junkies. Don't laugh it happens.

02.01.2022 Location tip 9: Bad Reputation suburbs - Look at suburbs in good locations which have poor reputations. If they are in a good location, then over time the suburb is likely to be rejuvenated, and that bad reputation will disappear.

02.01.2022 Location Tip 4: When buying in an existing suburb, understand that suburbs have pockets of more desirable areas, and although the whole suburb will rise overall, you may get faster capital growth in desirable areas. Talk to a local Real Estate Agent to understand the suburb before you buy.

01.01.2022 Location Tip 8: Look at neighbouring suburbs - If a suburb you really like is out of your price range, check out the neighbouring suburbs, and you may find one that has not moved as quickly and is still in your price range. Ultimately it will rise in value as others like you do the same, and demand grows.
