05.01.2022 Property investors would do well to pay more attention to specific home styles in order to maximise sale and rental returns, a recent study by tile and bathroom renovation specialist Beaumont Tiles finds.

03.01.2022 WHY IT MAKES SENSE TO INVEST IN CO-LIVING PROPERTY Traditional rental properties are not filling the needs of a new generation of tenants, according to recent research. Likewise, investors are not getting the rental income they could from properties with multiple tenants. There is, however, a new housing concept that is better meeting the requirements of both renters and property owners. Co-living is a more modern take on the idea of a flat share or house share.... Co-living properties are purpose designed homes that provide features the shared rental market is increasingly demanding, such as individual rooms with their own bathrooms and other private facilities, in what is otherwise a conventional multiple bedroom modern house. This sort of set up meets the needs of house share tenants privacy when they want it, combined with a built-in social group and ongoing support from housemates. And as co-living properties are increasingly in demand, there are also better potential returns for investors. CO-LIVING PROPERTY INVESTMENT SPECIALISTS At High Income Property, we can facilitate your move into co-living property investment. We can provide you with a choice of investment properties that have been developed specifically for co-living in attractive locations with high demand. 02.01.2022 EOFY IS APPROACHING ARE YOU PREPARED? As June 30 2021 approaches, property investors and owners need to be prepared. This means making sure you are claiming all of the deductions to which you are entitled. Here are some top tips to ensure you are able to make the most of the EOFY:... Keep thorough and accurate records of all expenditure associated with your investment property , e.g., invoices, receipts, bank statements, etc. If any documentation is missing, now is the time to get hold of a copy. Provide evidence of the periods that your property was vacant but was still available to be rented, e.g., rental listings, etc. If Covid-19 has affected or reduced your rental income but has not impacted the costs you incurred on your investment property, you can still claim these expenses as normal. If you agreed to defer a tenant’s payments due to Covid-19, back payments will only become taxable once they have been received. If your bank has deferred your loan repayments, you can still claim any interest incurred as an expense. COMMON MISTAKES TO AVOID Don’t claim expenses associated with your own home Apportion rental income between joint owners correctly Don’t claim expenses when your property is not being rented or is not on the rental market Don’t claim for periods when you are using your investment property yourself, e.g., as a holiday home INVESTMENT PROPERTY SPECIALISTS At High Income Property, our aim is always to take the stress out of becoming a property investor. And what’s more, we don’t charge a fee for property investment consultations or providing advice. Call High Income Property today and arrange a free consultation to make sure you’re getting the maximum benefit from your property investment journey. #EOFY #HighIncomeProperty #propertyinvestment #propertytax #australiayearend
