You’re giving a stranger the keys to one of your biggest assets and trusting that they’re going to do the right thing. To make sure you’re putting the right tenants in your investment property, we’ve put together 5 checks you can do before offering a new lease to a prospective tenant. ... 1 100 points of ID - this can include a drivers license, passport, utilities invoices, bank statements and/ or a birth certificate. 2 Income assessment - what’s their annual income? Are they casual, part-time or full-time? How long have they been employed there? Is the rent less than a third of their total income? These are the questions you want to be asking to make sure your new tenant can comfortably and reliably pay the rent. 3 Employment confirmation - do you have copies of their two most recent payslips? Have you called their employer and received an email confirmation of their employment? 4 TICA is a tenancy database that will tell you if your new tenant has a clean record or if they’ve left a trail of rental arrears, property damage and unpaid bills. 5 Previous agent check - the best reference you can get is from your new tenants previous agent. You’ll want to make sure that they’ve paid their rent on time and that they have kept the property clean and tidy.
