05.01.2022 Petanca Commercial was able to settle a loan for $1.2 million yesterday for some clients in Camberwell after three long months on working together to get a successful outcome The clients approached Petanca Commercial as they had suppliers breathing down their neck for outstanding accounts, while their current lender was contributing to their stress We approached the clients accountant and worked closely with them to get their financials up to date, so we could present the de...al to another lender After doing some background work to get a better understanding of the clients full financial position, we were able to secure the appropriate funding to meet the clients needs It turned out by changing lenders and paying out debts such as the tax office, outstanding suppliers, releasing caveats plus the current lender, they were better off by $1,200 per month in loan repayments Clients were very happy as they now have the cash flow to run their business, not in default interest with a mortgage holder and can now reshape how they do business going forward They also were able to free up two properties that the bank held unnecessarily as security, with a low LVR of 40% with all the stress gone Petanca Commercial specialises in debt consolidation, development funding, commercial lending and short term 2nd mortgage lending for anyone that requires assistance

02.01.2022 Great to see the banks have finally reduced the assessment rates on home loans via APRA. It was effective on 15 July 2019, that ANZ amended the Floor Rate and Sensitivity Margin used for retail lending. The current ANZ Floor Rate of 7.25% was amended to 5.50% and the Sensitivity Margin that is currently 2.25% will be changed to 2.50%... What this means is when the banks are assessing your home loan, they dont assess it at 7.25% rate anymore, it is assessed now at 5.50% on average.
