23.01.2022 Good news! Sydney clearance rates hold steady as auction volumes rise in the month of July. Auction volumes were up more than 60% year on year in Sydney. The latest Domain auction report card, showed Sydney recorded a clearance rate of 58.2% in July from almost 2200 scheduled auctions, We saw an influx of auction listings which tested buyer appetite, said Domain senior research analyst Nicola Powell. She found that families looking to upsize are much less wary of the curre...nt economic uncertainty and are eager to buy and sell in the same market. About 19% of properties were selling before auction day statewide last month, with roughly another 17% withdrawn and converted to private-treaty campaigns. We were host to host to 449 auctions, down from 526 over the previous week and much the same as the 447 Sydney properties put to auction this time last year. Realestate.com.au reported that there were also 1442 private sales in Sydney this week, much the same as the number sold last week (1,465) and more than the 1,254 properties sold by private treaty the week before. These numbers will likely lower by mid week but it's good to see the market on the way up.

23.01.2022 Good news! The government has announced plans to phase out stamp duty. Buyers in NSW could be given the option to opt out of stamp duty and instead choose a smaller annual property tax, with the government announcing it would begin a public consultation process on property tax reform. This proposed model would give buyers a choice to axe stamp duty at the point of purchase and choose an annual property charge instead, NSW Treasurer Dominic Perrottet said in his budget speech. This will save house hunters tens of thousands of dollars in upfront costs and boost market activity, and could inject as much as $11 billion into the state’s economy over four years and generate 75,000 new jobs.

In Sydney, the strongest markets continue to be those priced well above the current house price median of $969,500. There are definitely some areas of weakness in Sydney at the moment, but it isnt for houses in premium suburbs, many of which have seen double digit price growth. "Topping the list for price growth is Petersham with a 32% increase since last year. Meanw...hile, the most expensive suburb on the top growth list is the north shore suburb of Lindfield, which is now getting close to a $3 million median. It does appear that people are also keen to hold on to their properties if they can, and would prefer to tap into superannuation or selling shares. A recent survey by Fidelity Investments found that 26% of Australians plans to access their super early in the next 12 months, while 4.5% plan to sell shares.In comparison only 1.8% plan to sell property.
