19.01.2022 This is when landlord decides to fix leaking tap. Spindle o-ring and fibre washer on top, close but no cigar. No washer was going to fix this, as seat had piece missing. Installed our tenant proof valves and all fixed up.

18.01.2022 Called out to fix a leak under a sink, noticed that directly behind nipple on P-trap that there was a crack. Looks like when nipple was drilled out for dishwasher drain; drill bit has hit back of trap and over time has started to leak. Installed new trap.

11.01.2022 Before and After pics of ceiling repairs to ground floor lounge room and directly above main bedroom. All this damage was due to a bed sheet blocking a box gutter sump. How it got on roof is a good question.

11.01.2022 KITCHEN APPLIANCE CHANGE OVER FOR INVESTMENT PROPERTY Here we have completed a replacement of some of the most highly used kitchen appliances. We have supplied and installed new EUROMAID appliances; an Upright Cooker (natural gas) and a Fixed Range Hood. What we removed and disposed of, seemingly looked from the 90's. The poor occupants could no longer even cook a roast! With the new appliances, along came necessary cabinetry modifications; to make the required and recomm...ended (safe distance) Compliant with VBA-PIC; from the top of the Stove hob to the fixed Range Hood overhead, we had to meet the requirements of a certain distance for this type of installation. The tenants were very pleased with this home improvement, supplied on behalf of their landlord, whom contracted R&S Home Maintenance Plumbing & Construction to complete this work order. See more

09.01.2022 Client was baffled why all of a sudden she was having roof leaks? Gutters full of dirt and moss blocking the flow. A clean up and all fixed.

08.01.2022 Investigation of a water leak. Customer was convinced it was the shower leaking and about to pull it apart. Once on site had a thorough look and found a number of issues as shown in the pics. Lead flashing had not been applied correctly, allowing rain water to enter and damage ceiling.

05.01.2022 Before and After pics of a Balcony membrane failure, due to incorrect choice of tiles being chosen, by owner to tile floor ( blue stone pavers to an area of 4x4 meters). Once removed and weighed was a total of 1.2 tonnes, causing trusts to bow, cracking screen and placing holes in membrane. Allowing water to damage garage ceiling. The following was completed, re tiled,new screed, re membrane, plaster repair and painting of ceiling.

03.01.2022 Connection of overflow pipes, drain and a new storm water pit to existing water tanks. Existing water tanks were installed on packing sand with NO OVERFLOW. Unfortunately, overflow water has undermined base causing water tanks to lean and empty overflow water into neighbours backyard. Fortunately now all fixed.

01.01.2022 Quick install repair option, isn't always the answer. R&S were called out to RE-REPAIR a leaking copper water supply line for a client after the first attempt was unsuccessful with the use of a full circle clamp (see pictured) was installed by OTHERS to try and seal an uneven section of damaged copper water supply pipe. REMEDY: R&S removed the clamp, cleaned the copper pipe to expose the split which was located immediately behind pipe that had been expanded, the split (defect) was then solder-welded to make water-tight again
