23.01.2022 There were 1,326 capital city homes scheduled for auction last week, higher than the 1,176 over the previous week, and the 1,124 one year ago. Even though there is negative press about the property outlook at the moment a year ago for the same period in Sydney auction clearance rate was 75.7% and 394 properties were listed for sale by auction, as opposed to now being 594 auctions and a clearance rate of 60.6% . How we interpret that is another story but hopefully for ...those 60.6% of Sydneysiders who sold they were happy with the result. 21.01.2022 I recently had a closer look at our credit card and discovered a bunch of things that were on there that we had forgotten about. I still need to take the next step to either cancel the subscriptions / direct debits or if that all becomes too hard to take a leap and cancel the cardand have it replaced or even better - live without it . I would hate to add up the amounts that have gone "through to the keeper" but it is never too late to get a handle on it. No one like...s to call their telco / bank etc etc but while you are working from home it is a perfect opportunity to make those calls in the privacy of your own kitchen / office. 17.01.2022 Working from might have sounded idyllic before we heard of COVID-19 but it may not be all that you hoped for. I know I have found it challenging to have the family at home while still managing to get my work done. Some things that have helped me get through the work day a little more productively include * Get out of the house first thing before you start your work for the day and get some sunshine * Plan your day - before you start - this will help to minimise... distractions and keep referring back to your list * Have a dedicated work space - away from distractions * Set a schedule - like you would on a regular work day if you were going to the office. Start and finish the day at the times you would have if you were in the office and have a lunch break during the day. * Show your face - Keep connected with your work mates and your clients - meet up for a Friday "virtual " coffee or drink * Take breaks - it can be hard to find an end point when you are working from home so it is important to take a break . Get up and move away from your desk and talk to the people at home, have lunch and sit in the sun / have a stretch. * Eat healthy and stay hydrated (not with wine!) - I still get the lunchboxes ready on a "school day" even when the kids are at home learning remotely as it minimises the number of disruptions - my lunch box too :) Hope you get something out of this - it has helped me. When there are so many changes happening , employment, health, the local and global economy we need a strong team behind us that we can trust for advice and feel confident that they "have our back" . They should also be looking forward - thinking of how they can add value for you and what they can do for you with you taking into consideration your circumstances to make the mo...st of a dreadful situation so that you come out with minimal damage at worst and at best to use the state of flux as a chance to reset and grow . 12.01.2022 I got to see my Mum for the first time in about 5 months and spent the last couple of days with her and my youngest son in country NSW. She is nearly 90 and is doing well, but not being able to see her in person to see for ourselves has been hard for the whole family. The phone is just not the same. It was a relief to see her and to give her a not socially distanced hug and kiss, after all we aren't meant to be islands and all need each other. 11.01.2022 Hi Friends, in light of mental health day yesterday - I have registered to participate in this fundraiser for the Wayside Chapel to commit to walk 28km in one week - the distance that a homeless person is estimated to walk in a week to access food , shelter and essential services. I am hoping to raise $500 to support the wayside Chapel's work in caring for people who are down on their luck or find themselves in this situation. "There but for the Grace of God Go I" . 01.01.2022 Repayment holidays unfortunately are not about pina coladas and gettin' caught in the rain , they are more about having a break from your mortgage repayments. Generally this is available to you as a borrower when you are ahead in your repayments and when a life event causes you to have to "press pause" on the repayments. Such life event as having a baby , or changing jobs or travel . In COVID - 19 days , the repayment holiday that is being offered by the Big 4 banks... as well as many of the smaller banks is allowing you to pause repayments for 3 to 6 months - without being ahead in your repayments. In a nutshell, the interest keeps accruing on the principal (called interest capitalised) but no interest is charged on the interest expense (ie not compounded) . Some lenders will want to check in with you after 3 months. At the end of the 6 months the loan balance is increased by the amount of the accrued interest added to the loan principal. The good news is that the repayment holiday will NOT affect your credit rating AND depending on your lender the loan term is extended by the length of the holiday (not all do this) - so you are not faced with higher repayments when the holiday ends. Shout out to WBC for announcing new coronavirus assistance measures. They are the first of the Big 4 banks to announce that they will allow their customers who are financially impacted by COVID - 19 to switch from principal and interest repayments to interest only or extend interest only loans for up to a year without undergoing a serviceability assessment . This is double the time announced under the original assistance scheme. It also recognises that customers impacted by COVID - 19 may want to the option of making some repayments during that time but also will need flexibility. If you have been impacted by COVID - 19 it is important to contact your bank as soon as possible. They will be able to help put in place a strategy to help you while you are coping with the current circumstances.
