24.01.2022 When selling your home, you and your agent want to make sure you get the best possible price. One of the most important starting points to guarantee a good sale is choosing the sales method which can include auctions, private treaties or selling by tender. Auctions involve buyers bidding in real time with full knowledge of what the others are willing to pay. This method can drive more competitive bidding wars as there is no price ceiling, and sellers can set a reserve price... ahead of the auction. Private treaties involve publicly listing the property with a specific price which should be reflective of its current market value. From here the vendor can accept, negotiate or decline offers, before settling on the best one. Selling by tender is similar to a silent auction; the vendor receives secret offers from interested buyers but they do not have access to information such as what other offers have been made or a publicly listed price, and the vendor can set an end date for bid submissions. The overall effectiveness of each method depends on the house type and market conditions, so talk to your agent and see which option suits your needs best!

Although there are several factors that can influence this, the answer comes down to one word: context.
