If you have said no to the above two questions then, as a BDM, you need to bring that information to the attention of your principal. If your current landlords are complaining and individual property management department members are coming to you and whingeing about each ot...her, then you have a very clear communication problem. The best way to ensure your PM department is engaging in effective communication with the landlords/tenants is to conduct client surveys and put a detailed follow up strategy in place. If you complete a short client service survey over the phone or by email, it will provide you with positive and negative information about your service and team. Once you have collated the information, you should hold a team meeting to share the feedback with everyone. If you have direct negative feedback about a certain team members performance, come up with a solution before you speak with them about it. In the last 5 years the Business Development Manager position has become a hot topic and when performed well, is very powerful in a PM Department. Most Principals know a BDM is extremely important component for growth in the PM department but are unsure on what they should be doing day to day and what type of person would suit the position. So are you a good BDM or a great BDM? Are you currently a good BDM and striving to become a great one? After being in the industry for 10 years and going from Reception to Property Manager and then becoming a full time BDM, I have to say the BDM position best suited my strengths and was the role I performed exceptionally well. So what makes a powerful BDM and what should you as the employer look for when filling the position? They must be a confident networker, build strong relationships and love meeting new people. They must be passionate about the departments vision and believe in the product they are selling to the client. 1) They must understand the position is not a 9 to 5 role and be prepared to do deals after hours or on weekends. . 2)They must have a competitive nature and be goal orientated. . 3)They must have the ability to build and manage a large database. . 4)They must be a team player and good communicator. . 5)They must understand no doesnt mean no, it means not right now. . 6)They must be prepared to always think ahead of ways they can go the extra mile for themselves, the business and the client. . These traits were successful for me and I know Im not the only one out there. Once you have secured your BDM make sure as the Principal you have a plan in place to ensure the success of your BDM. It only takes one to fall apart and the effectiveness of the BDM will diminish. The establishment of the right attitude in a Property Management Department begins at the very top. As a BDM, you are a leader and your attitude reflects on your entire team. Even if you miss a listing, or an owner has a ...change of heart, you must find a way within yourself to stay positive and refocus on your next challenge. I would love to be able to say that a day in the life of a BDM is stress-free and full of excitement, but I can assure you it is not always that easy. Some days your patience will be tested, but it is important to find a way to remain positive. When the chips are down, do your best to stay true to yourself and to your beliefs. Yes, this can take a bit of work. But if you give in to fear and negativity, you will end up destroying your positive attitude without even realising it. At the start of the day, focus on your most important and challenging tasks. Mark Twain wisely advised: Eat a live frog first thing in the morning and nothing worse will happen to you the rest of the day. As you carry out your day-to-day duties, capture the good times and celebrate when you achieve a great outcome for the client.
