04.01.2022 Property Management is the ultimate conflict. PM Staff MUST follow the rules (processes & procedures) or fall foul of legislation. The impact this has on an Agency is that "administration" becomes the key driver by default. In reality every agency Principal would much prefer client service & business development to be the key drivers. It's a no win situation unless you can find a way to do both well - without going broke! Outsourcing PM admin tasks is one solution.
