25.01.2022 H O M E What is the outcome when creating your ideal home if you really stop and think about the end goal What I usually hear from people is that the home should create a certain feel. - comforting - peaceful - inspiring -safe - loving - joyful - inviting - warm... To help us to create these feelings when we are in our home, it can be important not only to use certain materials, finishes and colour palettes but be mindful to consider the odd nostalgic piece that reminds us of our past happy memories and also to have design elements that will inspire us to go about our days in a better way and allow us to spend more of our time doing what we love. 25.01.2022 I S I T T O O D A R K ??- this is a question I hear often when looking at dark tiles Concerns about it making room look small or being too heavy Its a shame to rule it out as darker tiles can create a great mood and sophisticated feel for the room A reminder for people who may feel it will all be too dark.... 1A bathroom, powder or ensuite will actually have light white additions in the space that you may be forgetting such basins, bath, toilet that will hav...e a sharp contrast to a darker tile backdrop 2With a window and good lighting in the space you should have light and wont bump into walls 3You may also be forgetting that a white ceiling will lighten the space also, which every room has Only heads up on dark tiles is that with dark tiles comes a dark grout which can appear white and chalky with calcium build up. 22.01.2022 B A S I N lesson for today for your vanity design There are basically 4x types 1Inset basins allow both laminate or stone tops and are the simplest style with either 1 or 3 tap hole option- 1x for a mixer or three for separate hot and cold and the spout. But be aware that not too many inset basins have three taphole options - worth knowing if you like this traditional style 2Abovemount basins that sit proud on top of the bench can either have a taphole or ha...ve no taphole If there is no taphole it will need to have a Tall (Tower) basin mixer sitting on a stone bench (must be stone otherwise could have water damage to laminate bench or timber top) OR another option is to have tapware from the wall above the basin which is a popular choice be aware of wet hand dripping outside the basin itself as both the tapware options require your clean wet hands to turn off the water running also remember abovemount basins and tapware need more generous tiled splashback between the mirror and bench 3Undermount basins are a good choice for stone bench tops and are great option for quick and easy wipe downs of the bench without grime build up where basin meets bench. These don't have the visual impact of other basin types but can allow your eye to see a feature splashback tile or nice basin mixers 4 semi recessed- these are ones that protrude off front on the bench. These are a great option when bench depth needs to be reduced due to lack of space in the powder room or bathroom. Alternatively, you could go with just a handbasin, technically this would be 5, however, this eliminates the storage element with just a small basin from the wall, usually with bottletrap pipe. Some people prefer a small cabinet instead of pipe. This can be achieved with a square shaped handbasin for just toilet rolls etc ... and that concludes todays lesson @seima display @homebaseperth See more

22.01.2022 Q U E S T I O N ? Is there a better way to bath then to look out at some gorgeous greenery? What a way to unwind. Be aware that this goes against the usual obscure glass for bathrooms and ensuite and may need to be okayed for privacy with neighbour by the council but potentially with tall fence to screen and some well established plants for some lush greenery - this isnt a bad option. ... 15.01.2022 K I T C H E N T I P S 1 0 1 Like tiles, the kitchen design and finish selection is so important in the home as it’s pretty darn permanent (meaning: can be costly to fix) 3Tips for getting kitchen right. ... 1) Appliances and Sink - will oven be below bench or in a stack higher up. Where will sink be located? How big? drainer or no drainer? Stove location- is there enough work space either side It’s good to get these worked out before wondering where drawers and cupboards will be and ensure the locations work well when your preparing and cooking in the kitchen 2) Floor first- looking at the floor covering choice and working up when selecting colours is my big tip. It’s hard to know the colour combination without looking at what the cabinetry sits on 3) Be practical- be sure to consider the choice of material not just in look but on cleaning and maintenance- the look of a kitchen can soon be forgotten if the kitchen finishes are annoying to keep clean Kitchen projects- designed by with @broadwaterbuilds @lovehamlen If you need help with your cabinetry design and choices please get in touch

15.01.2022 T E X T U R E can add such a simple element to a space. Usually the best way to add a feature is in creating a detail like this wall tile. No actual pattern in the tile itself but the texture and finish of the tile and the effect of the layout on the wall is so effective to draw your focus. Then by adding timber touches will warm the space up and give it a natural feel

13.01.2022 D I S P L A Y cabinets in the Kitchen. This comes up time to time in meetings and they can work well for some people and can suit certain interior styles nicely too. Usually people wonder if the kitchen needs the reflective finish of glass somewhere or to break up the solid fronts of the cabinetry. If you are on the fence about having glass cabinets hopefully the below points will be helpful. 1) most importantly, you have to have items worth displaying that will be nic...ely styled. If you dont really have items to display then you could pass on them and opt for solid doors to hide the all mismatched items 2) glass requires some cleaning especially any oil mist from cooking area that will regularly settle to the glass panels. Consider where in the kitchen design to position display cabinetry to avoid having to clean around the clock 3) glass cabinets cost extra so if you are on a budget in your kitchen design be aware of extra cost 4) ensure the style of the glass cabinet suits style of the kitchen overall. 09.01.2022 W I N D O W S are such a important part of a home. Here are a few tips 1. Frame colour needs to be considered for the exterior colour scheme but also will play a part in the styling of the home too 2. Consider e-glaze or double glazing for particular windows that will be hit with heat and cold during certain seasons. Especially windows that you don’t plan to have a window covering on - for example a large stairwell window 3. Take your time to consider the opening style ...of the window and the ease of opening the window when a blind or curtain is in front of it 4. Don’t rush the window coverings to be ordered and installed. It can be worth it to see the windows of each room and the light, view and heat/cold before deciding what you want to go with. Sometimes a window can be quoted, ordered and installed with a window covering and you may have needed less or more in regards coverings See more

09.01.2022 F E A T U R E cladding can help set the style of the home beautifully and add the texture and detail to the exterior that the home might be lacking. Some exterior features, like stacked stone, can be more rugged and rustic and others can be smooth and sleek. Detail can be added with Weatherboards positioned horizontal which can give a traditional or coastal look or smooth boards running vertically can look much more modern. Even feature bricks can add texture and detail too and depending on the colour you decide they can create many different looks too OH THE CHOICES

06.01.2022 L I G H T coastal selections for new home Added some pattern and texture to the floor tile with mid toned grout TIP - Grout in a medium toned colour seems to be a winner as not too dark to show calcium marking and not too light to show dirt quickly. As the screen on top of the ledge sits closest to the vanity then there is somewhere to sit shampoo bottles on the shower side of ledge . On typical building projects a splashback height is 200mm high which is allowing for an inset or semi recessed basin with mixer on the basin itself.... you may like to see past post on basin lesson However, if you plan on having an above mount basin with a mixer & outlet from wall (like pictured) or a tall tower mixer from bench then you will want to increase the splashback to accomodate the height of the basin and mixer Therefore... the mirror will also go above this. This study nook was located nearby the dining and kitchen so colours worked in with main floor and the @easycraft.panels wall to be painted the same as fireplace in living area.
