24.01.2022 At long last sealed plans for Stage 1 have been submitted to the Titles Office for Registration of Titles. Baring any unexpeted delays we would expect Registration this coming week.

21.01.2022 With about half of Stage 1 sold, work is about to commence on Stage 2, the final stage, and we already have three of the 19 blocks in Stage 2 sold. Situated on top of the first ridge, with spectacular views both east over the township and north up the Canungra Valley, the best blocks in the estate are now available to buy. Many of the blocks will offer level build pads with views to die for.

20.01.2022 First bunch of settlements this week in Regal Ridge and only a few blocks in Stage 1 still available since titles registered recently. Should be seeing houses start construction soon.

17.01.2022 Post $25k Homebuilder announcement, and before any legislation, agreement with the States to administer or even designing the application form, the vacant land market is in feeding frenzy mode. ANY vacant title registered or near registered block of land has buyers crawling all over it. AND, while the grant will last until 31st December, there is very little supply in our area of South-East Queensland, hence why buyers are jumping in now to secure a block before supply is exh...austed. In almost 40 years in the industry, I have never experienced anything like it. The appeal is mainly to first home buyers whose benefits including the free stamp duty to $250,000 land price, the State FHOG and the Federal Homebuilder grant adds up to around $47,000 of government assistance. BUT, all those buyers still have to get finance approved, so I am now working on accumulating a waiting list in anticipation of the fallovers. 16.01.2022 This article from a well respected property researcher demonstrates why Canungra, located in the Gold Coast hinterland with good old fashioned, fully serviced, larger building lots has NO LOCAL COMPETITION . Most other land being produced in the SEQ region results in postage stamp sized lots with 80% getting sold to unsuspecting, interstate, would be investors led astray by high priced property spruikers (who are the only winners in these transactions) resulting in rental ghettos that locals steer well clear of.

14.01.2022 Breaking Ground for Canungra Valley Medical Centre After years of planning, work on a new purpose built medical centre will commence tomorrow. The new centre, w...hich is set for completion in the first half of 2020, has been developed to cater for a range of medical services, including the existing services provided by Dr David Christensen at Canungra Valley Medical as well as parking for staff and patients on site. The development is located at 1 Pine Street, Canungra, next to the Canungra School of Arts Hall. Canungra Valley Medical Practice Manager Julie, said they are looking forward to providing additional services . "We are looking forward to being able to accommodate pathology services and a wider range of allied health professionals," said Julie. Jean Comley said she has worked with Canungra Valley Medical and her team of architects and builders to develop a facility that will meet the needs of the community into the future. 11.01.2022 Since the announcement of Scomo's $25,000 housing grant (in addition to the State Government FHOG incentive) demand for vacant land has gone ballistic. Two blocks sold Monday, and several others are being hovered over by prospective buyers. This is no time to delay if you are considering building.

08.01.2022 Regal Ridge in Regal Drive, Canungra is a new residential subdivision with the first stage of 31 blocks completed and ready to build on. Prices range from $209,000 to $269,000 for blocks ranging from around 1,000m2 to over 3,000m2 - plus one large lot of 1.6ha. The blocks are larger than normal house lots and all overlook pristine bushland with views of the surrounding mountains.... Regal Drive runs off Manor Court and is only very short. Regal Ridge extends this road and will eventually consist of only 51 lots. Stage 2 has just begun construction and will have some sensational level blocks with views to die for.

03.01.2022 The Federal government's new homebuilder grant - who can benefit? Unless you are already planning to build a new house to live in or undertake a substantial ren...ovation of your own home exceeding $175,000, you are probably not in a position to take advantage of the grant. Those already planning a new build or substantial renovation who have not yet signed a build contract can apply. A new build requires vacant land of which there is a shortage of supply - which probably explains the jump in buyer enquiry we have seen for the remaining blocks in Canungra Rise and Regal Ridge. For Queensland First Home buyers, the grant together with the First Home Owners Grant and the stamp duty concession would result in a benefit of over $45,000 that will be available for the next 6 months.
