This is where your experienced design team really hits its strides YOU ARE NOT SUPPOSED TO KNOW THIS STUFF The permits required for a simple factory warehouse are increasing all the time. Generally speaking, a #TownPlanningPermit and #BuildingPermit should, in most cases, do it When your facility involves manufacturing or food processing the permits you require can be more complex. They are likely to include permits from other bodies such as #HealthAuthorities and #WaterAuthorities YOUR DESIGNER NEEDS TO BE ON TOP OF THESE Gate Gourmet is a food processing operation that handles food onto and off international and domestic flights. In designing such a facility there are the expected authorities and permits like: -Council Health Authorities -Water Authorities for trade waste -Building Permits For GG we also needed to design according to STRINGENT #QUARANTINE REQUIREMENTS. 19.01.2022 Create your new facility without frustrating delays TIP 3: AVOID DELAYS First Point Animal Services... Be prepared, and delays while creating your facility can be avoided. Be un-prepared and months of delays are likely FROM THE OUTSET have a design team that includes all the SUB-CONSULTANTS required. The earlier they are engaged, the fewer surprises & delays moving forward Examples: Building & Land Surveyors Traffic & Services Engineers Geo-technical & Fire Engineers Access Consultant Town Planner This is involved, but necessary. At Rekaris, we drive this process, so you don't have to, advising & consulting with you along the way FP created an ANIMAL TRANSFER FACILITY that can be mistaken for just a big shed. Horses arrive off flights at one end, get processed & out the other In reality this #facility required intricate planning and input from multiple sub-contractors, all co-ordinated by Rekaris. There were many hoops to jump for the airport authority and #quarantine regulations to be satisfied The result was a BIOSECURITY INDUSTRY AWARD WINNING FACILITY "First Point opened a unique, indoor facility for the safe transfer of animals at #MelbourneAirport. The world-class facility offers better animal welfare, improves working conditions for staff and reduces biosecurity risks."

19.01.2022 I love #GRANDDESIGNS I enjoy seeing the process of people creating their dream spaces Frustratingly, there is mostly a common theme. The featured people have zero building & design experience and think that they will save themselves a bunch of cash by designing and managing the build themselves! What could go wrong?!?... A couple in Williamstown were a classic example and here are some quotes from the show: WE ARE NOT BUILDERS AND WE ARE NOT ARCHITECTS.. ..but they insisted on bare bone design and drawing the details themselves(!) They went ahead with a fixed price builders contract based on just #townplanning drawings. No #architectural or #engineering #workingdrawings. ie, no detailed drawings and no engineering to advise on the condition of the 150 yr old property The result: THE LACK OF DOCUMENTATION HAS BEEN A REAL STRUGGLE.. .. all these GREY AREAS and MISINTERPRETATION of things, which I guess is always going to happen when you dont have working drawings NON-BUDGETED COSTS due to the lack of documentation & reporting included: $ rebuilding of the original bluestone facade $ rebuilding a large folding glass door $ re-roofing the entire front of the house $ major time delays AND issues that WILL arise later due to under-design #buyer #beware #knowyourdesigner

17.01.2022 : SHARING CLIENT QUERIES : CLIENT: Commercial, #Childcare Development JOB STATUS: Construction phase... The builder has called on behalf of the concreter. QUERY: Why are the footings so deep when we have hit natural clay at half a meter below finished ground level? MY RESPONSE: Your #footings are going into natural clay, which is generally a good thing. The #structuralengineer considers many factors when determining footing depth, one may be that they are founded within the natural ground, the other, how reactive the clay is to water. This clay is highly reactive to the presence of water and therefore reducing the footing depth will not be possible. TAKE AWAY: Not an uncommon push back during construction. The #soilreport will reveal a certain type of soil condition, in this case a highly reactive #clay. The standards will then dictate the minimum depth of the footing to suit the condition. If engineered footing depths are not adhered to during #construction, they will fail the #buildingsurveyors inspection. If footings are designed too shallow, the building is at risk of movement as the clay swells and contracts over wetter and dryer months. #knowyourdesigner #engageyourdesignerfirst #childcaredesign #facilitydesign #buildingdesign #engineeringdesign

16.01.2022 : SHARING CLIENT QUERIES : CLIENT: Residential, Townhouses JOB STATUS: Design prior to #townplanning submission.... This #developer is proposing a group of townhouses on a sloping piece of land. QUERY: Can the driveway level be finished higher than the adjacent internal floor for one of the #townhouses? I know there are piping & tanking methods to redirect water runoff MY RESPONSE: To avoid water coming into the dwelling, we would design so the internal floor level is above the external pavement. Our engineer would insist on designing the levels to either bring the driveway level down, the dwelling level up, or a combination of both. There are methods such as agi pipes, geotextiles, tanking etc, however, these may break down over time. Sometimes clever landscaping / retaining walls can be adopted to pull finished ground levels away from the dwelling. None are ideal solutions. TAKE AWAY: At Rekaris our engineers always review the #architecturaldesign prior to the TP submission. When a #development concept is submitted without #engineering insight, such issues are often overlooked. The design may need to be revisited and perhaps even be resubmitted for further #councilapproval. A timely and costly process for a #developer. #knowyourdesigner #engageyourdesignerfirst

This is currently a fabulous single storey brick home built around 20 yrs ago with a great internal garden and an abundance of natural light. This family love living in Richmond and needed some extra room in order to stay. Sooo... Voila! A second storey design that maintains that fabulous garden and natural light. Our Town Planning penache saw the ...TP permit come through quickly, working drawings done and ready to build! Look closely and you will see that even a simple home extension commands 14 architectural and engineering drawings out of our office. On occasion we are approached by #facility owners to provide the engineering for such #WorkSafe cases. REKARIS CLIENT: ... Surdex Steel, is a leading Australian steel supplier and processing company, which was started in Brunswick in 1952. They now have 10 branches in Victoria and 20 more located across Australia. CASE: It was in one of the many #Surdex outlets that WorkSafe ordered an engineering report to confirm the #safety of the large steel #racking systems that hold their many #steel products. 09.01.2022 Your new #Facility, but is this #site appropriate? TIP 2: SELECTING A SITE FACILITY 2: COLLINS ADELAIDE ... Get this right and your life will be much easier, saving you a lot of time, money and frustration 1. INVESTIGATE #SOIL QUALITY. A site may be cheap for a reason. If it is loaded with fill you may need to build on piers which is costly and will off-set any savings on the purchase 2. ENSURE THERE ARE ACCESSIBLE #SERVICES water/ adequate power/ sewer 3. WITHIN AN #ESTATE? Some have stringent guidelines that could influence not only aesthetics but also car parking ratios. You may end up with a smaller building than anticipated 4. Confirm that the proposed use will be ACCEPTABLE TO #COUNCIL These are not easy pitfalls to negotiate and an eager estate agent may not be the one to rely on to ensure the site is completely suitable and cost effective. 09.01.2022 BIG warehouse facility: BIG maintenance expenses ... unless your clever designer has a hand in it A #warehouse of this size generally needs to include a COSTLY #sprinklersystem. AND, such sprinklers require ONGOING and COSTLY #maintenance. REKARIS DESIGN: ... Recognises that ONE SINGLE OPEN SPACE is NOT NECESSARY for the type of warehousing required. We suggest that the building be compartmentalised by including two #firewalls, and #firedoors. 08.01.2022 : SHARING CLIENT QUERIES : CLIENT: Commercial, Estate located #Facility. JOB STATUS: Design review prior to #townplanning submission.... This #facilitymanager is proposing to expand the office within their current #warehouse. QUERY: I would like to create more natural light within the new #office area. Can we cut a #window opening into the existing concrete panel wall? MY RESPONSE: Generally, yes. To do so we may need to strengthen the perimeter of the cut-out by designing a suitable steel angle or tube section. A #concretepanel is initially designed with 1 or 2 layers of mesh & additional perimeter bars. If it was designed with a window opening, the opening would also have caste-in perimeter bars. Our #engineer will replicate this in the cut-out design. TAKE AWAY: Such window openings are generally easily achieved. Typically not a structural or a TP concern for w/houses. Saying this, a #structuralengineer should be consulted & the TP permit may need amending. Window openings are an obvious way to positively impact an internal space. Design considerations for window openings of such w/houses are factors like #naturallight, #ventilation and #heating & #cooling efficiencies. #knowyourdesigner #engageyourdesignerfirst #warehousedesign #facilitydesign #buildingdesign

08.01.2022 Occasionally we are approached by property owners that have unwittingly BUILT WITHOUT CORRECT PERMITS COMMERCIAL building owners that have built extensions to their #factories, or internal additions When discovered, councils will serve them with a #buildingnotice ordering to show cause or to #demolish... To avoid demolition, the owner may need to obtain a: 1. TOWN PLANNING PERMIT 2. CERTIFICATE OF COMPLIANCE from a Building Surveyor 3. BUILDING PERMIT from a Building Surveyor for any additional works that are required At Rekaris, we manage this whole process for the building owner Process in brief: -We create #architectural drawings of what has been built -We make the #TownPlanning application, justifying items like a shortfall in car-parking created by additional floor space -We consult a #BuildingSurveyor and respond to engineering compliances -The B.S. will direct on items like hydrant coverage, exit signs, heights & form; ensuring all conform with the #BCA -When a T.P. permit is approved and the B. S. is satisfied, he will issue a CERTIFICATE OF COMPLIANCE If there are additional building works required, a BUILDING PERMIT will also need to be issued by the B.S. The Design & Construct model has come to light, where developers and builders are using designers for bare bone design to simply map out the basics. The builder and trades then finish off the design on the go. This is understandably flawed and where the defects begin... As an individual looking to develop your own business site, build a facility, build a home, my best advice to you is to KNOW YOUR DESIGNER. Your design team should consist of registered ARCHITECTURAL & ENGINEERING DESIGNERS. This team will provide you with the detailed drawings required to achieve the quality and cost-effective build that you require AND DESERVE Builders are great builders, butbuilders are not designers. By engaging just a builder (selling himself as Design & Construct) you lose control of your project's design quality. You also miss out on the benefit of having your designer's ear throughout construction. 07.01.2022 ADAIRS needs no introduction here on Instagram! They have a long and proud history, beginning in 1918 on Chapel St in Prahran. Since then, Adairs has grown from a family-owned specialty chain to a leading national specialty retailer of home furnishings. Adairs approached Rekaris in need of a substantial SHOWROOM DESIGN, including a rear LOADING DOCK and WAREHOUSE space. They knew that the entrance to the showroom needed to be welcoming and an easy ground access to entic...e their customers through the doors. The challenge was immediately apparent as their block was on a slope and the rear loading dock needed to be ground accessed by delivery trucks. We addressed this issue by creating the step down within the building between the warehouse and the showroom. 06.01.2022 We recently called up lighting for a #facilitydesign using fittings from a trusted supplier. The builder was keen to explore another option, so sourced a cheaper off-shore brand that was proposed as comparable OUR ADVICE: Always ask the #lightingsupplier to provide lux level diagrams and reports: NATA, EMC, Thermal, Electrical Safety, IES Files. For LEDs: LM79, LM80 Simply ask your local supplier to explain the reports... In the case of this facilitys #carpark, 3 of the many reasons why the cheap fittings were untenable: 1. Even with a brighter globe, they could not achieve the light spread required to light the area. ie way too bright below the fitting, in an attempt to achieve the required lux away from the fitting 2. Carpark lights need to be horizontal to eliminate glare. The cheap fittings were placed on a tilt in an attempt to achieve the necessary spread 3. They did not come with the required test reports or lux level diagrams ALSO: costs of electrician & replacing entire fittings when they fail prematurely AND: Risk of litigation if accident occurs in poorly lit area or by malfunctioning fittings At Rekaris we field such decisions for our clients. Step 1: Consult with a design team to develop your concept Step 2: Engage a quantity surveyor or trusted builder for an overall estimation Step 3: Design team proceeds with detailed drawings that fulfill your requirements to budget Step 4: Take detailed plans to builder to get a detailed quote Decisions and tweaks made at design stage are easy. Once you have accepted a builder's quote and moved into construction stage, VARIATIONS GET VERY EXPENSIVE and need to be avoided Engage a builder first, and his designer answers to him NOT YOU. In this case, you will likely find yourself approving a very basic facility design. 04.01.2022 Why move when you can lift? #Aging couples and individuals can be faced with the reality that their much loved home is no longer suited to their declining #mobility. In newly built townhouses, It is not unusual to find compact residential lifts included... At Rekaris, we are now finding it common to retro-fit these residential lifts to: 1) aging peoples existing #homes 2) empty-nesters #townhouses 3) homes of those that have been #injured Is my home suitable? Yes, most homes are suitable. A suitable position for your lift may or may not be obvious. Your designer will advise on this. Factors in the design can be: -whether your flooring is timber or concrete -some lifts come with lift shafts, others require an engineer to design the shaft -some homes the shaft is a simple install and other homes they become a structural part of the home - a residential lift over-run will usually fit in your ceiling space. 03.01.2022 A couple of months ago I took a guided tour through the Bush Heritage Nardoo Hills Reserve. What a day! It is usually closed to the public, focusing on restoring this once barren sheep farming land into thriving and functioning native bush land. At Rekaris we are so proud to be supporting this group and the restorative and conservation work they achieve and the visions that they have for our great land. We are being devastated by fire.
