24.01.2022 We spent the afternoon showing a client the upcoming Ovation apartments in Footscray (on the Seddon border) and surrounding area. Footscray has a 1.0% vacancy rate and a need for quality apartments with larger proportions and high end finishes. The area is reminiscent of Rosebery in Sydney 10 years ago - a suburb that has only recently begun gentrification, which provides great potential for capital growth. How does a 60m2 1 bedroom + study apartment with parking (69m2 with balcony) for $450K and a 5% rental return sound?

19.01.2022 Great to see the construction barriers being taken down from Devonshire Street in Surry Hills, its rapidly transforming from a war zone to a pedestrian friendly zone. Hopefully it will open to cars very soon too, trams a fair way off from plying the tracks though. Local businesses and residents have taken a massive hit during construction of the light rail and completion is still around 6-9 months away. We cant wait to see all the positives from this key piece of infrastructure finally flow to locals and those that work and live in the eastern suburbs. What do you think? Will the end result be worth the pain?

18.01.2022 $1 billion a day in sales.... Did anyone else notice the amazing revenue figure Apple reported for the October - December period just gone, all 92 days of it? US $91.8 billion... according to my rudimentary maths thats a tad under US $1 billion a day, yes per DAY...! Truely astonishing!

17.01.2022 "... we need to keep in mind the dynamics between housing supply and demand. Over the past six to twelve months building approvals and new home construction have fallen significantly. The drop was largely anticipated, due to the considerable run-up in housing construction and overall increase in market housing supply since 2014, but the recent fall presents a substantial risk for near-term supply. Thanks in no small part to steady population growth over the years we still have a very strong demand for housing in Australia. However, if supply continues to trickle so slowly into the market, or building approvals remain sluggish, we risk a period of undersupply in Australian housing and home prices will likely continue to rise as a result."

17.01.2022 A lot of talk in the media at the moment of a housing oversupply, particularly with apartments. I saw this graph in the AFR a couple of weeks ago, and I think this sums up what is really going on. The fundamentals are that we dont build enough housing for our population growth and net immigration. So while 2015 was the first year in a long time when supply was greater than demand - look at the pent up demand built up over the last 15 years - particularly in Sydney. 16.01.2022 From next weekend in NSW the ban will be lifted on open for inspections and onsite auctions- that’s good news for the real estate sector. The NSW Health Minster advises Real estate agents should limit the number of people viewing a property and attending an auction, follow stringent cleaning and safety guidelines, ensure clients do not touch surfaces and always have hand sanitiser available.

15.01.2022 This is a great example of why we reject these types of apartments that are marketed to a specific group and poorly designed (for example low quality, small size, poor resale ability, bad location & in oversupply areas) and ONLY recommend those that pass our stringent criteria.
