06.01.2022 High demand for rentals is becoming a frustrating excercise for those looking for their next home. Being organised will help Do’s & Don’ts: ... Do create a checklist in order of priorities of what you need in a property, and items you can be flexible on. It will help you broaden your search and remain within budget. Do contact your referees and let them know you are needing their assistance by providing a prompt response to a reference request. Do ensure you have all referees correct contact details, including past landlords or agents. Do prepare a cover letter to the landlord. This can include reasons why your Application should be considered, why the property appeals to you, how long you intend to be renting, and any other inclusions/exclusions that you would require at the property for your Application to be based on. (ie inclusion of lawn cutting) It will also be an opportunity for you to explain areas on the application form that you are unable to complete. Do ensure you attend the open or be prepared to take the opinion of your representative or housemate/s should your application be approved. This needs to be decided on before applying for a property. There may not be an opportunity to arrange another viewing when competing with those that have already attended an open. Do include a picture of your pet with your pet application. A picture should easily demonstrate the type and size of the pet for the landlord to consider. Do be prepared to overlap rent when moving from one property to another, to meet the preferred lease commencement date of your new property. Do have your deposit and bond money prepared in advance, so you can meet the requirements of securing a property should your application be approved. Don’t over commit with a rent you can’t afford just to secure the property and to compete with numbers seen at opens. Keep within budget. Don’t forget your checklist of items you need to confirm when viewing a property, and a tape measure if you need a certain size fridge space. Don’t wait for your Agent/Landlord to contact you regarding an extension to your lease. Plan-ahead and give yourself plenty of time to find another property if needed. Don’t leave your moving checklist to the last minute. Ensure your redirection of mail, hard rubbish and cleaning checklist are planned-in-advance. The property you are leaving, may be needed for references in the future.
