22.01.2022 A tax depreciation schedule is a report that identifies the decrease in value over time of an investment property including the building itself. It will tell you or your accountant what costs to claim to ensure you obtain the correct amount of tax back. Depreciation schedules can be backdated in most cases and the cost of the depreciation schedule itself is tax deductible. So why put it off, book one today.

21.01.2022 Giving and gaining.....

21.01.2022 Building, Pest and Pool Inspection - another rather large property inspection today. I have been doing a few of these lately, lots to check, 200 plus photos, 68 pages for 2 reports, only a few issues that need to be addressed. Love these big properties.



21.01.2022 Just goes to show that termites like hardwood. Untreated pine not touched but the hardwood trimmer chewed out.

20.01.2022 Defective cladding installation - FC Matrix panels, very stylish and popular but like anything, if its not installed properly, can cause issues. I did an inspection last year where I identified moisture issues on south side of house. House was about 5 years old, still under builders warranty but builder had gone broke. Client claimed under QBCC insurance. When cladding removed, it was identified there was no sealant applied behind sheets in accordance with manufacturers instructions. This enabled moisture to seep down wall, onto bottom plate and inside house. Luckily damage was minimal but could have caused issues down track if not repaired.

18.01.2022 Buyer Beware! It is estimated that 30% of properties have some form of illegal building work. This can be sheds, extensions, renovations, patios, pergolas and even swimming pools. Generally there is no legal obligation for a seller to disclose unapproved building works and once the contract is signed, the buyer may inherit the problem. We will recommend a council search for approvals if we suspect there has been changes and/or additions to a property. Its frightening how many times these searches reveal unapproved structures or lacking final approval. Dont risk it, engage a professional building inspector who is trained to identify and advise on such issues.

Property Inspection Feedback Submitted: Wayne was great, he was there on the job when I arrived and was energetically working across the inside and outside of the house with high level of commitment and professionalism. He gave a thorough verbal report at the time on the premises and gave me a written report before the end of the day which included a written description of each area of the house but also detailed photographs.

12.01.2022 Building and Pest Inspection - I know it might sound like a minor issue, but this house has recently had a major renovation including a new colorbond roof. Unfortunately when the TV antennae and Sat dish were installed, the contractor did not clean the swarf and iron filings off the roof and the roof was quite stained from the corroded swarf. In severe cases the hot swarf (iron debris from grinding and cutting) can damage the painted surface and damage the roof sheeting. The advice from the roof supplier is "removal of swarf in the first place is the better alternative to the repair of damage". These are the small things we identify in our inspections that clients appreciate.

11.01.2022 Follow the clues....building inspection of 20 years old property, six hard wired smoke alarms installed (unusual), repairs to ridge capping at one end of house (not unusual but a clue), whole internal roof space painted white including sarking, ceiling and trusses (very strange).....found it. Charred roof trusses under repaired ridge capping, fire damage to trusses, sarking and wall top plates. All repairs done professionally. Agent surprised, buyer happy to be made aware of situation so could make an informed decision.

06.01.2022 Building and Timber Pest Inspection - what a house, more like a small resort. Lots of areas to inspect 13 Bedrooms, 12 bathrooms, 4 kitchen areas, gym, disco, steam room, cinema, boat shed and 4 hydraulic boat lifts. I lost count of number of manholes, at least 20. Big thank you to the property managers for their assistance during the inspection.

03.01.2022 Building Inspection - this made me smile while doing an internal roof inspection on 36 degC day (probably more like 50 deg inside roof). Roof truss marked "This timber is used to make truss that looks strong and that is what holds your roof up on your house".

01.01.2022 Building inspection - tree damage to concrete floor. Uneven floor identified during the vendor building inspection and the vendor agreed to lifting the carpet for a closer look. Some significant cracking to floor slab but no other significant cracking identified in walls and floor. Credit to the vendor who agreed to digging up floor and there were some significant tree roots revealed. The culprit tree at front of property had already been removed.
