04.01.2022 Reblocking (also known as restumping) is the replacement of your existing stumps (usually timber) with new ones of steel or concrete. Reblocking is required when existing stumps deteriorate. Most older weatherboard houses and some earlier solid brick and brick veneer were built on timber stumps. Timber stumps usually have a life of around 40 years, but this can vary due to other external influences, such as moisture and infestation. Concrete stumps rarely need replacing an...d usually only need levelling and packing. Some of the signs that your house may need restumping include: Creaking floors may be an indication that the floors are no longer level or that some stumps have settled. "Spongy" feeling floors are a sign that stumps have settled or rotted and that the bearers have separated from the stumps. Cracks in walls may indicate that one side of the house is "sinking." Doors and windows that stick may be sticking because their frames are no longer square and plumb. This is an indication that the structure around them is no longer level. PROCEDURE: Floor and wall areas are raised to as near as possible to original levels. Defective stumps and sole plates are removed and replaced (usually with concrete stumps and pads). This is a complex process, but in order to ensure the house will be level and structurally sound when the job is completed, each new stump must be precisely positioned.
