20.01.2022 Pets in Rental Properties While Tasmanian property legislation does still allow an owner to refuse pets at their rental property - is it always a wise move? If you have a family style home, you will really broaden your target market by allowing tenants with pets at your property; but on the other hand - it’s really not always realistic to allow pets in some scenarios - such as inner city apartments, properties with no yard, etc.... Another serious consideration is your insurance - you must always check your policy’s T&C’s to see if potential pet damage is actually covered? A standard condition of the Residential Tenancy Agreement is to have Professional Carpet Cleaning & Pest Fumigation completed at the end of the lease (if a tenant had a pet). Which can offer some piece of mind. All food for thought Comment below if you have any questions about pets in your investment property!

18.01.2022 Following on from our Blog last week - here’s a few more tips! How do I register for an Open Home/Inspection? When we advertise a viewing time, you will have the option to click a link on the listing site to Register Now. This sends us a notification that you are planning to attend. If you cannot make it, please do cancel.... Once you have been registered for a viewing, you will automatically be added to our database whereby you will be notified immediately as soon as a new listing that meets your criteria goes live. Bonus! What if I can’t physically view a property in person? We can arrange either a Zoom/Facetime/Virtual inspection for you, OR you can send a trusted friend or family member to view on your behalf! How should I present myself for the viewing? Treat it like a job interview! But it’s a ‘property’ interview. Show up on time, dress yourself neatly, and don’t be afraid to strike up a conversation with the Agent. What supporting documents will I need? Proof of Identification (Drivers License, Passport, Id Card, etc) Personal Information Report this can come from Tasmanians Collection Services or from www.mycreditfile.com.au - This document needs to be no older than 6 weeks. 2 x Recent Income Statements Can be pay slips from your employer or Centrelink Statements but must be the most recent ones. You CAN supply a bank statement showing regular income deposits if a Pay Slip isn't an option. How long will it take to process my Application? We promise a 48 hour turnaround for application processing (not including weekends). If we need more information, or having trouble getting hold of a reference, we will call you to ask you for more information.
